Waterfront Condos on the Pinellas Beaches

Gulf front, bay front or Intracoastal: what changes
The setting changes more than the view. Before you compare buildings, check these four points.
Beach access versus boat access
Gulf-front buildings sit on the beach side, with sand and sunset views. Gulf-front towers rarely offer boat slips. Bay front and Intracoastal buildings trade the beach at the door for water views and, in some buildings, docks, slips or a marina. In those buildings the Gulf beach is across the road or a short trip away, depending on the location.
Docks and slips
Do not assume a slip comes with a unit. Ask the association whether slips are deeded, assigned, leased or rented, whether there is a waiting list, what a slip costs, and the maximum boat size. Then check water depth at the dock and any bridge clearances on the route to open water.
Exposure and flood
Gulf-front buildings face the most wave and wind exposure. Bay front and Intracoastal buildings are more sheltered from waves, but storm surge still reaches them, as the 2024 hurricanes showed. Every setting on this page calls for a flood review. Look up the flood zone for the specific building, ask what the association’s master policy covers, and get your own insurance quotes before your inspection period ends. Seawall responsibility
In a condo, the seawall, docks and other shoreline structures are usually shared property that the association maintains with owners’ money through dues, reserves or special assessments. Confirm this in the governing documents. Ask about the age and condition of the seawall and docks, recent repairs, what the reserve study sets aside, and any pending assessments. How to read the tables. Each value below is copied from our own guide for that building. Units and year built often vary by source, so the wording shows where the figure came from. “Reported rental minimum” is what listing records, agent pages or the association showed when we wrote the guide. It is not a confirmed rule. “Sources differ, see guide” means our guide found conflicting figures. Confirm every item with the association before you make an offer.

Notes from our guides: the Yacht and Tennis Club is described as waterfront on the Intracoastal Waterway and Boca Ciega Bay, not on the Gulf beach, and the association reports a marina. Key Capri has an on-site marina with boat slips. Belle Harbor is described as on the harbor and Intracoastal side, across from the beach, with a private marina. Slip availability, rates and boat size limits are set by each association.
