Pinellas Beach Real Estate Market Report: Q3 2026
Updated October 2026.
This report covers home and condo sales in five Pinellas Gulf beach cities, St. Pete Beach, Treasure Island, Madeira Beach, Indian Rocks Beach and Clearwater Beach, for the 12 months from October 1, 2025 to September 30, 2026, plus the listings on the market on October 8, 2026. We are John and Nicole, licensed Florida Realtors with LoKation Real Estate, and we pulled the numbers from Stellar MLS. We update this page each quarter.
What the numbers show
- 1,214 homes and condos sold across the five cities in the 12 months, including condo-hotel units, townhomes and villas.
- Condo inventory is deepest in Treasure Island (11.6 months of supply) and Indian Rocks Beach (10.2). Single-family supply is tightest in St. Pete Beach (4.7 months).
- Active condo listings had been on the market a median of 113 to 164 days, depending on the city, as of October 8, 2026.
- Median prices differ widely by city and by property type, so compare homes within one city and type rather than across the beaches.

Months of supply is the number of active listings divided by the average number of sales per month over the last 12 months. A lower number means fewer homes for sale compared with how fast they have been selling.

All five cities combined: closed sales from October 1, 2025 to September 30, 2026, compared with October 1, 2024 to September 30, 2025. The earlier period began days after Hurricane Helene (September 26, 2024) and includes Hurricane Milton (October 9, 2024).

Condo sales rose while the condo median fell; single-family sales fell while the single-family median rose. Medians reflect the mix of homes that sold in each period, not the change in value of any one home, and this data does not show why they moved.

Each cell shows closed sales and the median sale price for that quarter. Quarters with fewer than about 20 sales swing with the mix of homes that happened to sell, so read these as activity, not as price trends.

What this means for you
If you are selling, the days on market and months of supply for your city and property type tell you how long similar homes have been taking to sell. Pricing within the range that has actually been selling matters more than any area median. Start with our home valuation request or the value guide for your town: St. Pete Beach, Treasure Island, Madeira Beach, Indian Rocks Beach or Clearwater Beach.
If you are buying, a city with more months of supply usually gives you more listings to choose from and more time to ask for documents. For condos, the building matters as much as the city, so read the building guide and our condo buyer checklist before you write an offer.

- Source: Stellar MLS, residential listings in the MLS cities St Pete Beach, Treasure Island, Madeira Beach, Indian Rocks Beach and Clearwater Beach. Pass-a-Grille sales are included in St. Pete Beach. The MLS city “Clearwater Beach” includes Sand Key.
- Closed sales: close dates October 1, 2025 to September 30, 2026. Current market: active listings, and listings pending within the last 180 days, as of October 8, 2026.
- Condo means the MLS style “Condominium”; single-family means “Single Family Residence.” Condo-hotel units, townhomes, villas and duplexes are reported separately.
- Medians, price per heated square foot, days on market (cumulative) and months of supply are Team Beachside calculations from the MLS data. The MLS does not guarantee the accuracy of the data, and figures can change as records are updated.
