Your home did not sell. That was not the market’s fault.

Beach homes are selling right now, just not the way they did in 2022. If your listing expired or was withdrawn, you deserve a straight explanation and a better plan.

Or call (727) 955-1222.

The five reasons we see most

  • Priced on last year’s comps. Buyers compare against what sold in the last 90 days, not the peak. A home priced 5 percent high gets skipped, not negotiated.
  • Insurance was a surprise. When a buyer learns the wind and flood premium after inspection, the deal dies. When they know it before they tour, they negotiate instead.
  • The marketing looked like everyone else’s. Out-of-state buyers decide in seconds. Average photos and generic copy never earn the showing.
  • It never reached the right buyer. MLS and Zillow are table stakes. The buyers paying full price for beach property live in Ohio, New York, and Chicago, and someone has to go find them.
  • Nobody told you what was happening. No weekly numbers, no adjustments, just silence until the listing expired.

A relaunch, not a relist

  • In 48 hours: a pricing review built on the last 90 days of sold, active, and expired homes near you, with insurance and flood quotes a buyer would see.
  • In two weeks: new photography, video, and listing copy written for the buyer most likely to pay your price.
  • At launch: MLS, portals, targeted social ads, our buyer and investor list, and direct outreach to agents who bring beach buyers, all on the same day.
  • Every Friday: views, showings, feedback, and what we are changing, in writing.

What happens in a relisting review

  1. You give us the address. We pull the listing history: price changes, days on market, and the photos and remarks.
  2. We compare it with homes that sold nearby in the last 90 days and with listings that sat or expired.
  3. We look up the insurance and flood picture a buyer would face, so it is on the table before showings.
  4. One of us calls you with what we found and a plan, or a recommendation to wait.

Before you relist, check these

  • The price against sales from the last 90 days, not last year
  • The wind and flood insurance quote a buyer will get
  • Association fees, reserves and any special assessment (condos)
  • Photos, floor plan and the first two lines of the listing remarks
  • Where the listing was seen beyond the MLS and Zillow

Common questions

After your listing has expired or been withdrawn and is no longer under contract with another brokerage.

No. Sometimes waiting a season, or fixing one thing first, is the better plan. We will say so.

Yes, and it does not commit you to listing with us.

“Your persistence, contacts and marketing skills combined to achieve a worthwhile conclusion, and one better than expected, given the difficult housing market.”
