Treasure Island sits in the middle of the Pinellas beaches, between St. Pete Beach to the south and Madeira Beach to the north, with Blind Pass at one end and John’s Pass at the other. It has some of the widest sand on the Gulf coast, a laid-back main strip along Gulf Boulevard, and a mix of homes that ranges from 1950s cottages to new elevated construction.
The neighborhoods
Sunset Beach. The narrow south end near Blind Pass, with beach cottages, small condos, and a quieter, residential feel. Many lots are close to water on both sides, so elevation and flood history matter a great deal here.
Gulf Boulevard and the beachfront. The central stretch of condos and resort properties facing the Gulf. Building age, reserve funding, and rental rules vary widely from one building to the next.
The isles: Isle of Capri, Isle of Palms, and Paradise Island. Bay-side neighborhoods on finger islands and canals, where many homes have docks and direct boating access. Seawall condition and dock permits are part of every sale here.
Sunshine Beach and the north end. Toward John’s Pass, a mix of homes and condos within easy reach of the boardwalk shops and restaurants across the pass.
What moves value on Treasure Island
- Elevation and flood zone. Much of the island is low-lying, and post-storm rebuilds at current elevation standards are pricing very differently from original homes on the same street.
- Insurance. Wind and flood premiums can vary by thousands of dollars between similar homes. We get quotes before listing and before any offer.
- Water access. On the isles, a deep-water dock with no fixed bridges to the Gulf commands a premium.
- Building finances. For condos, the reserve study and any assessments are now among the first things buyers ask about.
Local favorites
- Sunset Beach. The quieter south end of the island. The Sunset Beach Pavilion at 8000 W. Gulf Blvd., with beach access, picnic areas, showers, and restrooms, reopened in June 2026 after being rebuilt from the 2024 storms.
- Caddy’s on Sunset Beach. The original Caddy’s, with toes-in-the-sand dining and sunset views, operating with a limited setup while its building is rebuilt.
- Treasure Island Beach Trail. A paved path along the beach for walking and biking. Leashed pets are allowed on the trail, though not on the beach itself.
- John’s Pass. Just across the pass at the north end of the island, with shops, restaurants, and charters.
Hours and offerings change, especially as businesses finish post-storm rebuilding, so check before you go.
What the market looks like
Over the three months ending August 2026, Treasure Island homes sold for a median of about $620,000, down 7.4% from a year earlier. The typical home took 134 days to sell, up from 80 days a year ago, and sold for about 94.8% of its list price. Seventy-one homes sold in August.
