Location and setting

Sunset Vistas sits directly on the Gulf beach at 12000 Gulf Boulevard. A rental manager’s page describes the location as the northern tip of Treasure Island, about three quarters of a mile from John’s Pass Village, with Tampa International Airport about 20 miles away. An agent page says the West wing faces the beach directly, while the North and South wings are set at an angle to the Gulf.

Residences and amenities

Listing records show most units are two bedroom, two bath floor plans of 870 square feet. Listing records for three bedroom, three bath units show 1,740 square feet, and the resort operator describes a three bedroom penthouse suite type. The resort operator says every suite has a living and dining area, a full-size kitchen and a private balcony, and an agent page says each unit has a washer and dryer. Many units are sold furnished, according to listing remarks.

The resort operator, the chamber of commerce listing and agent pages describe these shared features:

  • A heated resort pool and a separate children’s pool
  • Whirlpool spas
  • A fitness center and a business center
  • An on-site cafe and a beach bar
  • A landscaped courtyard with fountains
  • A 24 hour front desk with on-site cleaning and maintenance
  • Direct beach access

Sunset Vistas is a condo-hotel

Listing records classify Sunset Vistas as a condo-hotel, and the chamber of commerce listing calls it an all-suite condo-resort hotel. An agent page explains that each unit is privately owned, with rental management by the on-site front desk or by an outside manager.

Personal use. An agent page and several 2026 listing remarks say an owner may stay in the unit up to 90 days per year. Our sources do not say where that limit is written or how the days are counted, so ask the association for the governing documents and read the use restrictions before you write an offer. If that limit applies as described, a unit here cannot be used as a full-time residence.

Financing. None of the public sources we read addresses financing at Sunset Vistas. Because listing records classify the property as a condo-hotel, speak with your lender before you make an offer and confirm in writing whether they will lend on a unit in this building and on what terms.

Rental management. Ask which management options are open to owners, what each one charges, and whether owners may manage bookings themselves. Ask the seller for the unit’s actual rental statements.

Rules buyers ask about

Rentals

A listing record shows a minimum lease period of “1-7 Days”, and an agent page cites one-night minimum stays. A 2021 listing record shows a minimum of zero. Treat the exact minimum as unconfirmed until you read the current rules. Rental rules can change by owner vote, and the city has its own requirements for tourist dwellings, so confirm the association rule, the zoning district for the property and any license or tax registrations. Our guide to short-term rental rules on the Pinellas beaches covers the city side.

Pets

Listing records show no pets allowed, and vacation rental listings for units in the building also state no pets. Confirm the current rule for owners with the association.

Parking

An agent page says units include assigned parking, with guest parking available. A listing record describes the assigned parking as covered and under the building, and a listing for a three bedroom unit shows two assigned spaces. Confirm which space or spaces convey with the unit you are considering.

Building condition and condo law

Florida requires a milestone inspection for condo buildings three habitable stories or taller by December 31 of the year they reach 30 years of age, and every 10 years after. Listing records show Sunset Vistas was built in 2006 with six stories, so by that data it has not yet reached the 30 year mark. A local agency may require the first inspection at 25 years in some circumstances, so ask the association when it expects its first milestone inspection.

Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. Request:

  • The most recent SIRS and the reserve funding schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments
  • Any engineering reports, and the date planned for the milestone inspection

We did not find public reports of special assessments or a milestone inspection at Sunset Vistas. We also did not find public news reports about Sunset Vistas specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches, so ask what was damaged, how repairs were funded, whether work is complete and whether any insurance claims remain open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our condo buyer checklist lists the documents to request.

Flood and insurance

Sunset Vistas is directly on the Gulf. A listing record shows flood zone AE, and a listing site assigns the building a high flood risk score. Ask for the building’s flood zone and elevation information, the master policy declarations including wind and flood deductibles, and quotes for your own HO-6 and flood coverage early in your inspection period. Because units here are rented to guests, ask your insurance agent about coverage for short-term rental use. Our flood zones and insurance guide explains how zones and elevation affect coverage on the Pinellas beaches.

Buying or selling at Sunset Vistas

Value here depends on wing, floor, view and rental history, since a unit in the West wing facing the Gulf and a unit in an angled wing are not the same product. Ask us for recent sales and current listings at Sunset Vistas, and we can help you review a unit’s rental records. You can contact us here or call (727) 955-1222.

If you own here, request a home valuation or see our Treasure Island home value page. To compare other buildings, browse our Treasure Island condos index or our list of beach condos by building.

Team Beachside is not affiliated with Sunset Vistas, its association or its resort operator. Facts on this page come from the resort operator’s public website, agent pages and listing data available as of October 2026, and listing data can be incomplete or inconsistent. Rules, fees, assessments and building conditions change. Verify all information with the association and its governing documents, and with your own inspector, insurer, lender and attorney, before you rely on it.
