- County rules. Tierra Verde is unincorporated, so Pinellas County, not a city, sets building and rental rules. Check them before you buy with plans in mind.

- Fort De Soto Park. The largest park in the Pinellas County system, 1,136 acres across five connected keys, with beaches that regularly make national best-beach lists. It has a dog beach, fishing piers, a historic fort, paved trails, and ferries to Egmont Key and Shell Key.
- Boat launch. Fort De Soto’s boat ramp amenities are still limited from hurricane damage, with repairs expected to finish by the end of 2026.
- Shell Key Preserve. An undeveloped island known for birds and shelling, reached only by boat, kayak, or ferry.
- Marinas and the water. Tierra Verde’s canals and marinas put Tampa Bay, Egmont Key, and the Gulf a short boat ride away.
Hours and offerings change, especially as businesses finish post-storm rebuilding, so check before you go.
What the market looks like
Across the Gulf beaches, homes are taking longer to sell than they did a few years ago, most sell a few percent below their list price, and price reductions are common. Tierra Verde sees a limited number of sales each month, so published medians can swing sharply from one month to the next.
