Between Madeira Beach and Indian Shores sit three small, separate towns: Redington Beach, North Redington Beach, and Redington Shores. Together they offer a quieter stretch of beach with a mix of single-family streets and Gulf-front condos.
The three towns
Redington Beach. Mostly single-family homes on residential streets, with a quiet, neighborhood feel.
North Redington Beach. Gulf-front condos and resort properties along Gulf Boulevard, with homes on the bay side.
Redington Shores. Condos and townhomes on the Gulf, and canal homes with docks on the bay side.
What moves value in the Redingtons
- Each town has its own rules. Building permits, rental rules, and codes differ from town to town, even a block apart. Confirm which town a property is in.
- Elevation and flood. Rebuilt and elevated homes price very differently from original homes nearby.
- Building finances. For Gulf-front condos, reserves, inspections, and assessments come up early in every negotiation.
Local favorites
- Quiet public beaches. Public beach accesses line Gulf Boulevard through all three towns. Redington Shores’ neighborhood accesses reopened in January 2025 after storm repairs.
- John’s Pass, just south. Shops, restaurants, and charter boats a few minutes away in Madeira Beach.
- Suncoast Beach Trolley. Runs along Gulf Boulevard between St. Pete Beach and downtown Clearwater, a car-free way to reach John’s Pass, the beaches, and dinner.
Hours and offerings change, especially as businesses finish post-storm rebuilding, so check before you go.
What the market looks like
Across the Gulf beaches, homes are taking longer to sell than they did a few years ago, most sell a few percent below their list price, and price reductions are common. Each of the three towns sees a limited number of sales each month, so published medians can swing sharply from one month to the next.
