Lido Condos, St. Pete Beach
Updated October 2026.
The Lido is a single Gulf-front condo building at 4450 Gulf Boulevard in St. Pete Beach, built in 1985. Listing records show mostly large two and three bedroom units, under-building parking and a Gulf-side pool. Public sources report a 3 month rental minimum, and they disagree on the unit count, the number of floors and the pet rules.
We are John and Nicole, licensed Florida Realtors with LoKation Real Estate. This page pulls together what county parcel records, listing records and third-party building pages say about the Lido, shows where those sources disagree, and flags what you should confirm with the association before you buy. We did not find a public association website for this building.

Location and setting
The Lido sits on the Gulf side of Gulf Boulevard at 4450 Gulf Blvd. Listings describe it as Gulf-front, with a private walkway from the property to the beach, and one 2022 listing describes 470 feet of beachfront. A building directory describes a U-shaped design that faces the Gulf around a landscaped courtyard and pool area.
Listings describe grocery stores, pharmacies and restaurants within a few minutes, and access to I-275 for the drive to downtown St. Petersburg and the airports. For a broader look at the island and its neighborhoods, see our St. Pete Beach guide.
Residences and amenities
Public sources describe the Lido as a building of larger units. Recent sales listings are three bedroom, two bath units of 1,692 square feet, and a national listing site shows the same size as the building average. Rental listings show two bedroom, two bath units. One agent building page describes two and three bedroom condos, and one building directory describes two, three and four bedroom plans from about 1,500 to over 3,400 square feet. We could not confirm the largest floor plans from listing records, so ask for the floor plan and square footage of the specific unit.
Listing records and building pages describe these shared amenities:
- A heated Gulf-side pool and hot tub, with a pool and pool deck that listings say were replaced in 2022
- A fitness center
- A community or recreation room
- A tennis court that is also lined for pickleball
- A private walkway to the beach
- Elevator access and under-building parking
Listings from 2025 and 2026 also say a new roof was installed in 2025. Ask the association for the roof contract and warranty details.
Rules buyers ask about
Rentals
One agent building page, a rental listing with 2024 availability dates and a sales listing that closed in April 2026 all show a 3 month minimum lease. Under that rule, nightly and weekly rentals are not allowed. Other listing records show that lease restrictions apply without stating a minimum. Rental rules can be amended by owner vote, so confirm the current minimum, any limit on the number of leases per year, and the approval process with the association before you write an offer.
Pets
Public sources disagree on pets here. One agent building page and a 2022 listing show one pet up to 20 pounds, and the 2022 listing limits that to owners. A 2019 listing says one small pet. Listings from 2025 and 2026 show two pets with a combined weight limit of 40 pounds, and one of them says renters and guests may not have pets. A rental listing for a unit in the building shows no pets allowed. Get the current rule in writing from the association.
Parking
Listing records show one assigned under-building parking space per unit, with additional parking for guests and second vehicles. County legal descriptions for a few units name a numbered parking space. Confirm which space conveys with the unit you are considering.
Building condition and condo law
The Lido was built in 1985 and is taller than three stories, which places it under Florida’s milestone inspection law. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. We did not find a public record or news report of the Lido’s milestone inspection status or of any special assessment.
Ask the association or the seller for:
- The milestone inspection summary, and whether a phase two inspection or repairs followed
- The most recent SIRS and the current reserve schedule
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments, including how the 2025 roof and the 2022 pool work were paid for
We did not find public news reports about the Lido specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches, so ask how ground level areas, parking, the pool and building systems fared, how any repairs were funded, and whether any insurance claims are still open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our beach condo buyer checklist lists the questions in order.
Flood and insurance
Listing records for units at the Lido show flood zones AE and VE, and one 2022 listing shows VE. As a Gulf-front property, the building sits in a coastal flood area. Confirm the current zone and elevation details for the unit you are considering, ask for the master policy declarations including wind and flood coverage and deductibles, and get quotes for your own HO-6 and flood coverage early in your inspection period. Our St. Pete Beach flood zones and insurance guide walks through flood maps, elevation and coverage.
Buying or selling at the Lido
Sales at the Lido vary by floor, view and renovation level, so a building-wide average is not very useful. Ask us for recent sales and current listings at the Lido and we will send them over. You can contact us here or call (727) 955-1222.
If you own at the Lido and are thinking about selling, start with a home valuation, and read our guide to selling a condo in St. Pete Beach, including how to prepare the association documents buyers will ask for. To compare other buildings on the island, browse our St. Pete Beach condos index or every beach condo building guide.
Team Beachside is not affiliated with the Lido or its association. Facts on this page come from county parcel records, listing records and third-party building pages available as of October 2026, and that data can be incomplete or inconsistent. Rules, fees, assessments and building conditions change. Verify all information with the association and its governing documents, the City of St. Pete Beach, and your own inspector, insurer, lender and attorney before you rely on it.
