Location and setting
Madeira Norte sits on the Gulf side of the street at the southern end of Madeira Beach. A building page, an agent page and several listing records all place it directly across from John’s Pass Village and Boardwalk, with units facing the beach and the Gulf of Mexico. One listing record describes about 300 feet of Gulf frontage.
One agent page describes the building as an Intracoastal waterfront property. Every other source we opened describes it as Gulf-front, so treat that page as an outlier and confirm the setting and view for the specific unit.
Sources also split on the street name. A building page and an agent page use 13000 Gulf Lane, while some listing records use 13000 Gulf Boulevard. For more on the city, see our Madeira Beach guide.
Residences and amenities
Listing records and a building page show two main floor plans: a two bedroom, 1.5 bath unit of about 940 square feet and a two bedroom, two bath unit of about 1,110 square feet. One 2021 listing record describes a single residence made from two combined units, with four bedrooms, about 2,050 square feet and a balcony of about 50 feet. Listings describe Gulf-facing balconies, and some list impact-rated windows and storm shutters. Many units are furnished and offered as vacation rentals, so condition varies by unit.
A building page and listing records describe these shared features:
- A heated pool on the beach side
- Grills, picnic tables and a gazebo
- A private pedestrian gate to the beach
- Gated entry and a lobby that requires a key or fob
- Two elevators
- Owner storage
- An on-site superintendent and maintenance (building page)
The pool has been closed for repair work during 2026. One vacation rental manager page reports a closure from May 4 through October 18, 2026 for resurfacing. Another reports repairs beginning in May 2026 with completion expected in fall 2026. A third describes a leak, with the association expecting to reopen in December. Confirm the current pool status with the association.
Rules buyers ask about
Rentals
One agent page and listing records from 2022 and 2025 report a one week minimum rental term. A 2021 listing record showed no minimum in that field, which conflicts with the other sources. Rental rules can change by owner vote, so confirm the current minimum, any limit on the number of rentals per year, and any registration or approval steps before you rely on rental income. Our guide to short-term rental rules on the Pinellas beaches covers the city side.
Pets
Sources agree that pets are limited to owners, but they disagree on the size limit. One agent page reports one pet up to 24 pounds for owners only, and a 2016 listing record also shows 24 pounds. Listing records from 2022 and 2025 show 25 pounds. A 2021 listing record describes one small dog, for owners only, in a 16 to 35 pound size category. Confirm the current rule with the association.
Parking
Listing records and an agent page show one assigned, covered space per unit under the building, plus guest parking. A 2025 listing record describes more than 30 guest spaces, and a 2016 listing record describes the assigned parking as underground. The listing for the combined unit shows two assigned spaces. One vacation rental manager page states that the building’s rules prohibit motorcycles on the property. Confirm which space conveys with the unit you are considering.
Building condition and condo law
Built in 1975 and reported at five or six stories, Madeira Norte is more than 30 years old and taller than three stories, which places it under Florida’s milestone inspection law. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. We did not find a public report of the milestone inspection result or of any special assessment at Madeira Norte. Request:
- The milestone inspection summary, and whether a phase two inspection or repairs followed
- The most recent SIRS and the reserve funding schedule
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments, including for concrete, balconies, the pool or the elevators
A 2025 listing record reports recent building work: exterior painting and common area refurbishment in 2022, a roof replacement in 2023 and new elevators in 2024. Treat these as a seller’s statements and ask the association for the scope, cost and funding of each project, along with the 2026 pool repair.
We did not find public news reports about Madeira Norte specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread damage along the Madeira Beach shoreline. Ask how the ground level, parking, pool deck and building systems were affected, how repairs were funded and whether any insurance claims remain open. Our guide to Florida condo milestone inspections, reserves and SIRS covers what to look for.
Flood and insurance
Listing records from 2021 and 2025 show Madeira Norte units in flood zone AE. Ask for the building’s flood zone and elevation information, the master policy declarations including wind and flood deductibles, and quotes for your own HO-6 and flood coverage early in your inspection period. If you plan to rent, ask your insurance agent about coverage for rental use. Our flood zones and insurance guide explains how zones and elevation affect coverage on the Pinellas beaches.
