Sea Breeze of Madeira Condos, Madeira Beach

By John and Nicole, Team Beachside. Updated October 2026.

Sea Breeze of Madeira is a single Gulf-front condo building at 13500 Gulf Boulevard in Madeira Beach, built in 1982. County parcel records show 56 units on seven floors, and listing records show one bedroom units of about 710 square feet and two bedroom units of about 1,200 to 1,420 square feet. Public sources agree that pets are not allowed and that short-term rentals are permitted, but they disagree on the minimum stay.

We are John and Nicole, licensed Florida Realtors with LoKation Real Estate. This page pulls together what county parcel records, listing records and third-party building pages say about Sea Breeze of Madeira, shows where those sources disagree, and flags what you should confirm with the association before you buy. We did not find a public association website for this building.

Location and setting

Sea Breeze of Madeira sits on the Gulf side of Gulf Boulevard at 13500 Gulf Blvd. An agent building page places it about half a mile north of John’s Pass Village, and listing records describe it as directly beachfront, with Gulf-facing balconies. A listing that closed in April 2026 shows about 150 feet of waterfront.

Listings describe shops, restaurants and John’s Pass within walking distance. For a broader look at the city, see our Madeira Beach guide.

Residences and amenities

Listing records show three main unit types. One bedroom, one bath units are about 710 square feet. Two bedroom, two bath units are about 1,200 square feet, and listings for corner units on the second and seventh floors show 1,420 square feet. One building directory shows a range of 710 to 1,420 square feet, which matches the listings. Many units are furnished and offered as vacation rentals, so condition and furnishings vary by unit.

Listing records, an agent building page and a building directory describe these shared amenities:

  • A heated pool and spa on the beach side, with tiki huts, lounge chairs and grills
  • A bocce court, and a building directory and a vacation rental page also list cornhole and shuffleboard
  • Elevators
  • Shared laundry rooms, which an agent building page and a 2026 listing place on the fourth and seventh floors
  • A pool-side shower and, per a building directory, pool-level bathrooms

A listing that closed in April 2026 says the pool and spa were refurbished after storm damage, and a 2025 listing says the pool and spa equipment, deck and pool-area bathrooms were fully updated and a new security camera system was added. Ask the association for the scope, cost and funding of that work.

Rules buyers ask about

Rentals

Sea Breeze of Madeira is one of the Gulf-front buildings where public sources report short-term rentals, but they do not agree on the minimum stay. An agent building page and a 2026 listing show a minimum lease of 1 to 7 days, and the 2026 listing also mentions a three night minimum. A 2025 listing, a listing that closed in April 2026 and one building page show a 3 day minimum, and the 2025 listing says there is no cap on owner use. A listing that closed in December 2024 says there is no minimum rental period, and a 2022 listing shows a 7 day minimum. One listing record shows R-3 zoning for the property. Rental rules can be amended by owner vote, so confirm the current minimum, any registration or approval steps, and how the association handles guest check-in before you rely on rental income. Our guide to short-term rental rules on the Pinellas beaches covers the city side.

Pets

Every source we opened that addresses pets says they are not allowed, including an agent building page, a building directory, listing records from 2022 through 2026 and vacation rental pages. Confirm the current rule, including any service or support animal procedures, with the association.

Parking

Sources describe parking differently. Listing records show open, ground level and under-building parking. A listing that closed in December 2024 describes first come, first served covered parking plus guest parking, a 2025 listing describes covered parking for owners, and a 2022 listing for a seventh floor unit shows one carport space. A building directory lists a detached garage and open parking. Ask the association whether spaces are assigned and which space, if any, conveys with the unit you are considering.

Building condition and condo law

Sea Breeze of Madeira was built in 1982 and is seven stories tall, which places it under Florida’s milestone inspection law. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. Listing records report on both. A listing that sold in May 2026 says the milestone inspection was completed and passed in March 2024, a 2025 listing says the milestone and SIRS inspections are complete, and a listing that closed in December 2024 says the milestone inspection was done ahead of schedule. Treat these as sellers’ statements and ask for the reports themselves. We did not find a public record or news report of a special assessment at Sea Breeze of Madeira.

County parcel records also show a separate parcel named “Sea Breeze of Madeira Condo (99 Year Lease).” Its legal description lists service rooms in the building: a rubbish room and a fire alarm and communications room on the first floor, a fire pump room and an equipment room on the second floor, an electric room on the third floor, and more rooms on the floors above. The county shows that parcel owned by a private individual, not the association. Ask the association what the lease covers, when it ends, and whether owners pay anything under it.

Ask the association or the seller for:

  • The milestone inspection report from 2024, and whether any repairs followed
  • The most recent SIRS and the current reserve schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including how the pool and spa work was paid for
  • A copy of the 99 year lease for the building’s service rooms, and any payments owners make under it

We did not find public news reports about Sea Breeze of Madeira specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread damage along the Madeira Beach shoreline, and a February 2025 guest review on a vacation rental page described the area as still recovering. A 2026 listing says the pool and spa were refurbished after storm damage. Ask how the ground level, parking, pool deck and building systems fared, how repairs were funded, and whether any insurance claims are still open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our beach condo buyer checklist lists the questions in order.

Flood and insurance

Listing records from 2024 and 2026 show Sea Breeze of Madeira units in flood zone AE, a 2025 listing shows VE, and one older listing shows A. As a Gulf-front property, the building sits in a coastal flood area. Confirm the current zone and elevation details for the unit you are considering, ask for the master policy declarations including wind and flood coverage and deductibles, and get quotes for your own HO-6 and flood coverage early in your inspection period. If you plan to rent, ask your insurance agent about coverage for short-term rental use. Our flood zones and insurance guide walks through flood maps, elevation and coverage.
