Location and setting

A building directory places Continental Towers on the southern tip of Clearwater Beach, with waterfront views of Clearwater Pass and Sand Key, and describes the Gulf beach as about half a mile away. Listing records describe views from the Gulf to the bay, Intracoastal frontage, a fishing pier and a community dock, and one listing shows private beach access. A 2026 rental listing describes city-side views of South Beach for a unit on that side of the building. For the town itself, see our Clearwater Beach guide.

Residences and amenities

A building directory describes one bedroom units of about 1,100 square feet and two bedroom units of about 1,400 square feet, with the two bedroom plan the most common. Recent listings show a one bedroom unit of 1,111 square feet and a two bedroom, two bath unit of 1,409 square feet on the 11th floor. Ask for the floor plan and square footage of the specific unit.

Listing records and the building directory describe these shared amenities:

  • A heated waterfront pool
  • A sauna and fitness center
  • A billiards room, club room, library and screened lanai with ping-pong
  • Outdoor grilling areas
  • A fishing pier and community dock
  • Washers and dryers on each floor, according to one listing
  • Bicycle storage and storage closets

Listings from 2026 describe recent interior and exterior renovations, including redesigned hallways, a newer roof and exterior painting. Ask the association for the scope, dates and funding of that work.

Rules buyers ask about

Rentals

The building directory and recent listing records show a one month minimum. One 2026 listing says a unit may be leased up to four times a year, and another says association approval is required. The City of Clearwater does not allow rentals under 31 days or one calendar month on residentially zoned property, according to its Citizens Guide to Code Compliance. Confirm the zoning, the association minimum and any limit on leases per year. See our short-term rental rules guide.

Pets

The building directory and every listing record we opened show no pets. Get the current rule, and any exceptions, in writing from the association.

Parking

Listing records show one assigned, covered carport space per unit. Confirm which space conveys with the unit you are considering.

Building condition and condo law

Continental Towers was built in 1970 and has more than three stories, so it falls under the milestone inspection requirement in section 553.899, Florida Statutes. For a building that reached 30 years before July 1, 2022, the statute required the first milestone inspection before December 31, 2024, then every 10 years. The structural integrity reserve study requirement in section 718.112 also applies. Request:

  • The milestone inspection summary, and whether a phase two inspection or repairs followed
  • The most recent structural integrity reserve study and reserve funding schedule, including the dock and pier if they are association property
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including how the recent renovations and roof were paid for
  • The master insurance policy declarations, including wind and flood deductibles

Hurricane Helene’s storm surge flooded homes and businesses on Clearwater Beach in September 2024, as WFLA reported. We did not find public reports about storm damage at Continental Towers specifically after Hurricanes Helene and Milton in 2024. Ask how ground level areas, parking, the pool, the dock and building systems fared, how any repairs were funded and whether any claims remain open. Our condo inspections, reserves and SIRS guide and seawall and dock inspection guide explain what to look for, and our condo buyer checklist lists the documents to request.

Flood and insurance

Recent listings for units at Continental Towers show flood zone AE. Check the parcel on the city’s flood zones and elevations page, which also shows elevation certificates and a property’s substantial improvement and substantial damage history where available, and get your own HO-6 and flood quotes early. See our flood zones and insurance guide.
