Location and setting

The Sylvette sits on the east side of St. Pete Beach facing Boca Ciega Bay, so the water views look toward the bay and the mainland rather than the Gulf. The association describes the community as set on 8.44 landscaped acres along the bay. The Gulf beaches are a short trip across the island, and Gulf Boulevard restaurants and shops are close by.

Listing records show a mix of one and two bedroom units, generally from about 700 to 1,400 square feet, spread across several low-rise buildings. Unit layouts, renovation levels and views vary a lot from building to building, so it pays to look closely at where a unit sits on the site.

Some listing records show pets not allowed, and others do not address pets. Treat the pet policy as unconfirmed and ask the association for the current rule.

Parking

Listing records show one covered, assigned carport space per unit, plus guest parking. Some listings describe the space as deeded. Confirm the space that conveys with the unit and whether boat trailer or RV parking is permitted.

Building condition and condo law

The Sylvette buildings date to the 1960s. Florida’s milestone inspection and structural integrity reserve study (SIRS) requirements apply to condo buildings of three or more habitable stories, so ask the association which of its buildings are covered and what the inspections found. Request:

  • The milestone inspection summary for each covered building, and whether a phase two inspection or repairs followed
  • The most recent SIRS, or a written statement if none has been completed
  • The current budget and reserve schedule
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including for the pier, docks or seawall

We did not find public news reports about the Sylvette specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread flooding along the Pinellas beaches, including bayfront areas, so ask how ground floor units and shared areas were affected, how repairs were funded, and whether any claims remain open. Flood and insurance
