Lone Palm Beach: One Neighborhood, Two Towns
Most beach neighborhoods sit inside one city. Lone Palm Beach does not. Pinellas County municipal boundary data puts about 296 of its roughly 400 parcels in the Town of Redington Beach and about 105 in the City of Madeira Beach. Two homes in the same subdivision can answer to different town halls.
Here is what that changes for buyers and sellers.
Where Lone Palm Beach is
County parcel data places Lone Palm Beach along Redington Drive, Harbor Drive, Gulf Boulevard and the numbered streets east of it. About 45 lots sit on the Gulf side of Gulf Boulevard, facing the beach. The county counts 301 single-family homes, 14 condo units, 13 small multifamily buildings and 61 vacant parcels across the original plat and its five additions.
Permits and the 50% rule
Each town runs its own building department and floodplain rules. The Town of Redington Beach appeal options page explains that substantial damage assessments after the 2024 storms were made by a county-provided contractor, and that the Building Official reviews substantial improvements against 50% of structure value. The City of Madeira Beach Substantial Damage Quick Guide applies the same 50% test, and the city posted substantial damage letters by address. For a home that took water in 2024, ask which town made the determination and get a copy of the letter.
Rental rules
Redington Beach. Ordinances 2022-15 and 2025-02 require vacation rentals in zoning districts 2 and 3 to register each year with an inspection, and cap occupancy at two per bedroom with a maximum of eight. Older summaries also describe a ban on single-family rentals under 181 days in those districts. Confirm the current minimum stay with the town.
Madeira Beach. According to the Pinellas Realtor Organization summary, the city prohibits rentals of less than six months in R-1 districts and less than three months in R-2 districts.
Each town also sets its own property tax millage, so two similar homes can carry different tax bills.
How to tell which town a home is in
In Pinellas County, a mailing address does not always match the town line. Search the address on the Pinellas County Property Appraiser site and check the tax district on the record. Then confirm permits, flood determinations and rental rules with that town.
If you are selling
Buyers will ask which town the home is in and which rules apply. Have the Property Appraiser record, the elevation certificate, permits for any work since 2024 and any substantial damage letter ready. See what your Lone Palm Beach home is worth.
