Regatta Beach Club is a large Gulf-front condo building at 880 Mandalay Avenue on North Clearwater Beach, built in 1962. County parcel records list 347 residential units in North, Central and South sections, plus commercial units, and listing records show mostly studio, one and two bedroom units. Public sources show a 3 month rental minimum, and they disagree on the unit count, the pet weight limit and the flood zone.

Location and setting

A building directory describes Regatta Beach Club as the northernmost of the beachfront condos on Clearwater Beach, on a stretch of beach away from most of the tourist activity, about 1.5 miles north of the roundabout on Mandalay Avenue. Listings describe it as a direct Gulf-front property on North Clearwater Beach, with Gulf views from many units and Intracoastal views from some. Residences and amenities

County parcel records describe the property as a condo conversion from apartments and divide it into North, Central and South sections. Listing records show mostly one bedroom, one bath units of about 707 to 775 square feet, and a 2026 listing describes a 1,242 square foot two bedroom unit as the largest two bedroom layout. A building directory shows studio, one and two bedroom plans from about 463 to 1,242 square feet. Ask for the floor plan and square footage of the specific unit.

Listing records and the building directory describe these shared amenities:

  • A large heated beachfront pool with a boardwalk, and a hot tub
  • A fitness center with beach views
  • A theater or media room, a game room with billiards, a library and a party or club room
  • Shuffleboard and outdoor grilling areas
  • A private pier
  • Laundry on every floor, according to two listings
  • A gated entrance with 24-hour security, a front desk and six elevators
  • Covered and ground level parking, with EV charging according to recent listings

Rules buyers ask about

Rentals

The building directory and several 2026 listing records show a 3 month minimum lease, and one 2026 listing describes a 90 day minimum. One listing record also lists month to month or weekly terms in its lease field, so do not rely on listing data alone. The City of Clearwater does not allow rentals under 31 days or one calendar month on residentially zoned property, according to its Citizens Guide to Code Compliance. Pets

Sources differ here. The building directory shows two pets up to 50 pounds total, and one 2026 listing shows a 50 pound maximum. Two other 2026 listings show a 25 pound maximum, and listing size categories vary. Get the current rule in writing from the association.

Parking

Listing records describe covered and ground level parking, guest parking and EV charging. County legal descriptions for some units name a numbered carport or under-building parking space, and others name none. Confirm which space, if any, conveys with the unit you are considering.

Building condition and condo law

Regatta Beach Club was built in 1962 and has more than three stories, so it falls under the milestone inspection requirement in section 553.899, Florida Statutes. For a building that reached 30 years before July 1, 2022, the statute required the first milestone inspection before December 31, 2024, then every 10 years. The structural integrity reserve study requirement in section 718.112 also applies to buildings three habitable stories or higher. Request:

  • The milestone inspection summary, and whether a phase two inspection or repairs followed
  • The most recent structural integrity reserve study and reserve funding schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments
  • The master insurance policy declarations, including wind and flood deductibles

Hurricane Helene’s storm surge flooded homes and businesses on Clearwater Beach in September 2024, as WFLA reported. We did not find news reports about Regatta Beach Club specifically after Hurricanes Helene and Milton in 2024, but listing records do refer to storm work. A listing that closed in 2026 says that following the 2024 storm the building “has undergone significant updates and continues to work through improvements,” and two 2026 listings describe relocating power distribution to higher elevations and “final recovery work.” Ask what was damaged, what is repaired, what is still open, how the work was funded and whether any insurance claims remain open.

In a separate matter, ABC Action News reported in December 2020 that the association removed sand and vegetation from the dune area in front of the building, and that the Florida Department of Environmental Protection said the work needed state permission and was investigating. Flood and insurance

Recent listings for units at Regatta Beach Club show different flood zones: VE for one unit, AE for another, and X500 or AE/X500 for others. Check the parcel on the city’s flood zones and elevations page, which also shows elevation certificates and a property’s substantial improvement and substantial damage history where available, and get your own HO-6 and flood quotes early.
