Madeira Beach sits just north of John’s Pass, between Treasure Island and the Redingtons. It’s known for John’s Pass Village and Boardwalk, charter fishing and boating, and a beach that feels a little less crowded than some of its neighbors. Where people live in Madeira Beach
Gulf-front condos. Buildings along Gulf Boulevard facing the beach, from older low-rise complexes to newer towers. Building age, reserves, and rental rules set prices as much as the view does.
Canal and bay-side homes. Neighborhoods on the bay side of Gulf Boulevard and along the causeway, many with docks and quick boat access through John’s Pass to the Gulf. Seawalls, dock permits, and elevation drive value here.
Near John’s Pass. Condos and homes within walking distance of the boardwalk, restaurants, and marinas. Convenience is the draw, and so is foot traffic in season.
What moves value in Madeira Beach
- Boating access. Deep water, no fixed bridges, and a short run to the pass all add value for buyers who boat.
- Elevation and flood. Older homes at original elevations and newer elevated rebuilds can sit side by side at very different values and insurance costs.

- John’s Pass Village and Boardwalk. Shops, restaurants, and charter boats on the inlet between Boca Ciega Bay and the Gulf. The village reopened within days of Hurricane Helene, and businesses have been rebuilding and reopening since.
- Hubbard’s Marina. A fourth-generation, family-owned fishing and sightseeing business at John’s Pass. Its boutique and ticket shop reopened in September 2026.
- The Friendly Fisherman. A seafood restaurant on the boardwalk, owned by the Hubbard family since 1978.
- The holiday boat parade. A December tradition when decorated boats light up John’s Pass.
Hours and offerings change, especially as businesses finish post-storm rebuilding, so check before you go.
What the market looks like
Over the three months ending June 2026, Madeira Beach homes sold for a median of about $725,000, up 34.2% from a year earlier. Price per square foot fell during the same period, a sign that more larger homes sold rather than that values rose across the board. The typical home took 45 days to sell, down from 56 a year ago, and sold for about 94.8% of its list price. Sixty homes sold in June.
