Key Capri Condos, Treasure Island

Key Capri is a waterfront condo community at 1 Key Capri on the Intracoastal side of Treasure Island, just south of Johns Pass, built between 1973 and 1976. It has two mid-rise buildings, an on-site marina and one to three bedroom units. It suits boaters, full-time residents and seasonal owners, and its six month rental minimum and no-dogs rule make it a poor fit for vacation rental investors and dog owners.

Location and setting
An agent directory places Key Capri south of Johns Pass on the Intracoastal side of the island, with views of the Intracoastal and Johns Pass, and describes it as right across the bridge from Johns Pass. A listing site shows the community on a site of more than 5 acres. The Gulf beaches are across Gulf Boulevard rather than at the door, which is the tradeoff for bay side water access and boat slips.

Residences and amenities
A national building page lists one bedroom units of about 915 to 1,175 square feet, two bedroom units of about 1,175 to 1,470 square feet, and three bedroom units of about 1,500 square feet. A 2026 sale listing for a one bedroom unit in the West building shows 915 square feet with a one car garage space.
Building pages and listing records describe these shared amenities:
- An on-site marina with boat slips, a fishing pier with a cleaning station, and kayak and paddleboard launch and storage
- A heated pool, hot tub and saunas
- Tennis, pickleball and shuffleboard
- A fitness center, club room, billiards room, library and tiki hut
- Outdoor grills and a car washing area
- Covered or garage parking under the buildings, plus guest parking
Slip availability and rates are set by the association. Recent listings quote a per-foot rate with water and electric included, but confirm current availability, rates, any waiting list, and the maximum boat size before you buy for the dock.
A 2026 sale listing states that the Key Capri buildings have been fully remodeled and that the renovations are paid for. Ask the association to confirm what was done, when, and whether any related special assessment remains.

Rentals
An agent directory and a 2026 sale listing show a 6 month minimum lease. Key Capri is not a vacation rental community. Confirm the current minimum, how many leases are allowed per year, and the approval process with the association. Building condition and condo law
Both buildings date from the 1970s and are well over three stories, so they fall under Florida’s milestone inspection law and the requirement to complete a structural integrity reserve study (SIRS) and fund reserves for the items it covers. For a waterfront community with a marina, request:
- The milestone inspection summary for each building, and whether a phase two inspection or repairs followed
- The most recent SIRS and the reserve funding schedule
- The current budget and annual financial statement
- Seawall and dock condition reports
- Twelve to 24 months of board minutes, and any adopted or proposed special assessments
We did not find public news reports about Key Capri specifically after Hurricanes Helene and Milton in 2024. Storm surge flooded large parts of Treasure Island in 2024, so ask how ground level parking, the marina, pool areas and building systems fared, how repairs were funded, and whether any insurance claims remain open.
