An agent building page describes views down the coast to John’s Pass from upper floors. A 2021 listing shows about 250 feet of waterfront.

Rules buyers ask about
Rentals
An agent building page, a 2021 listing, two 2026 sales listings and a 2026 rental listing all show a one month minimum, and the 2021 listing describes 30 day rentals as permitted. Under that rule, nightly and weekly rentals are not allowed. One 2026 listing shows no minimum in that field. Rental rules can be amended by owner vote, so confirm the current minimum, any limit on the number of leases per year, and the approval process with the association before you write an offer. Our guide to short-term rental rules on the Pinellas beaches covers the city side.
Pets
Public sources disagree on pets here. An agent building page says pets are allowed if they can be picked up in the elevator. One building directory and a 2021 listing show one pet with a weight limit of 101 pounds, and a 2022 listing says owners may have larger dogs up to 100 pounds. A listing that went under contract in October 2026 shows breed restrictions, a medium size limit of 36 to 60 pounds for owners, and no pets for renters. A 2026 rental listing for one unit says no pets. Get the current rule in writing from the association.
Parking
County legal descriptions tie each owner unit to at least one numbered space. Depending on the unit, that is an under-building parking space, a carport or an open parking space, and some units have the use of two or three spaces. Listing records describe assigned, deeded and covered parking, plus guest parking. Check the legal description for the unit you are considering to see which spaces convey with it.
Building condition and condo law
Surfside Tower was built in 1978 and is reported at about ten stories, which places it under Florida’s milestone inspection law. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. We did not find a public record or news report of Surfside Tower’s milestone inspection status or of any special assessment.
Ask the association or the seller for:
- The milestone inspection summary, and whether a phase two inspection or repairs followed
- The most recent SIRS and the current reserve schedule
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments, including for concrete, balconies, the roof or the elevators
We did not find public news reports about Surfside Tower specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread damage along the Madeira Beach shoreline, so ask how the ground level, parking, the pool and building systems fared, how any repairs were funded, and whether any insurance claims are still open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our beach condo buyer checklist lists the questions in order.
Flood and insurance
Listing records from 2026 show Surfside Tower units in flood zone AE. As a Gulf-front property, the building sits in a coastal flood area. Confirm the current zone and elevation details for the unit you are considering, ask for the master policy declarations including wind and flood coverage and deductibles, and get quotes for your own HO-6 and flood coverage early in your inspection period. Our flood zones and insurance guide walks through flood maps, elevation and coverage.
