Location and setting
Capri Harbor sits along Capri Circle and 2nd Street East in Treasure Island, according to agent pages and listing records. Listing records describe Intracoastal Waterway and harbor frontage, and listings place the community on Isle of Capri. County plats use the name Capri Isle for this island, which we cover in our Capri Isle guide.
An agent page notes a city park across the street with lighted tennis courts, and a listing names nearby Roselli Park with tennis and pickleball courts, a playground and a dog park. Listings describe the Gulf beaches as nearby. For more on the city, see our Treasure Island guide.
Residences and amenities
Capri Harbor units are built as townhomes. Listing records show three levels, with a garage and, in some units, a bonus room on the first level. Two bedroom units are listed at 1,450 square feet with two full baths and one half bath, and three bedroom units at about 1,850 square feet. A listing site reports the community covers about 3 acres. Listings and agent pages describe covered balconies facing the water, fireplaces, vaulted ceilings and in-unit laundry.
Agent pages and listing records describe these shared features:
- A heated waterside pool
- Boat slips that owners can lease from the association on a first come basis, according to listing records
- Seawall frontage on the harbor
- A boat ramp, according to one agent page
An agent page says the slips can take a boat of up to 50 feet and that the community has no fitness facility. Slips are leased, not deeded, in the listings we read, so ask whether a slip is available now, what it costs, what size and draft it handles and whether a waiting list applies.
Rules buyers ask about
Rentals
An agent page and three listing records show a 6 month minimum lease. Under that rule, nightly, weekly or monthly renting is not available here. Rental rules can change by owner vote, so confirm the current minimum, any limit on the number of leases per year and the approval process with the association. Our guide to short-term rental rules on the Pinellas beaches covers the city side.
Pets
Public sources agree that pets are allowed and disagree on the detail. An agent page and a 2023 listing record show two pets up to 30 pounds each. A listing active in 2026 shows two pets up to 35 pounds each, and another listing describes two small dogs. Confirm the current number and weight limits, and whether tenants may have pets, with the association.
Parking
Listing records show an attached garage and a driveway for each unit. Three listing records describe a two-car garage, while agent pages describe one-car garages. Garage size may differ by floor plan, so confirm it for the unit you are considering and ask about guest parking.
Building condition and condo law
Florida requires a milestone inspection for condo buildings three habitable stories or taller by December 31 of the year they reach 30 years of age, and every 10 years after. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for.
Capri Harbor dates from the early 1980s, so it is past the 30 year mark. Listing records show three levels, but the first level holds the garage in the units we read about, and we did not find a public source that says whether the association treats its buildings as three habitable stories. Ask the association directly whether the milestone inspection and SIRS requirements apply, and request:
- Any milestone inspection summaries, and whether a phase two inspection or repairs followed
- The most recent SIRS or reserve study and the reserve funding schedule
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments, including for roofs, the seawall, the docks or the pool
We did not find public reports of special assessments or a milestone inspection at Capri Harbor, and we did not find public news reports about Capri Harbor specifically after Hurricanes Helene and Milton in 2024. One recent listing describes its unit as professionally remediated after a hurricane, which indicates at least that unit took in water. Ask what was damaged in the unit and in the common areas, how repairs were funded and permitted, whether work is complete and whether any insurance claims remain open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, our condo buyer checklist lists the documents to request, and our seawall and dock inspection guide helps with waterfront structures.
Flood and insurance
Capri Harbor is on the water, and listing records show flood zone AE. In a townhome layout the garage and any first-level bonus room sit at ground level, so ask for the unit’s elevation certificate and find out what is and is not finished space on that level. Ask for the master policy declarations, including wind and flood coverage and deductibles, and get quotes for your own HO-6 and flood coverage early in your inspection period. Ask the association which parts of the structure it insures and maintains and which fall to the owner. Our flood zones and insurance guide explains how zones and elevation affect coverage on the Pinellas beaches.
