How We Market Your Gulf Beach Home
A launch plan, not a listing agreement. This is the plan we run on every home we list, from a Madeira Beach condo to a Pass-a-Grille waterfront. It is written down so you can hold us to it.
- Week 0, pricing and prep. We walk the property, pull 90 days of sold, active, and expired homes nearby, and get the insurance and flood quotes a buyer would see. You get a price range with the reasoning and a short list of fixes that change the number.
- Week 1, production. Professional photography, video walkthrough, drone, and floor plan. Listing copy written for the buyer we are targeting: relocation family, second-home buyer, or investor.
- Week 2, pre-launch. Coming-soon exposure to our buyer and investor list and to agents who bring beach buyers. Ads built and targeted by state and buyer type. Disclosure package assembled so no offer stalls on paperwork.
- Launch, everywhere at once. MLS and the portals go live the same morning as the ads, email, and video. Every inquiry answered the same day.
- Every Friday, report and adjust. Views, saves, showings, feedback, and what we are changing, in writing. If the market is telling us something, we act in week two, not month three.
- Offer to close. We negotiate with the data behind us, qualify every buyer, and manage inspection, appraisal, and title.

Straight answers
Do you charge extra for photography and video? No. Production is part of every listing.
How do you handle insurance and flood questions? We get quotes before we list and put them in the disclosure package. A buyer who learns the premium after inspection walks; one who knew going in negotiates.
What if my building has reserve or assessment issues? We disclose them up front with the documents. It narrows the pool to buyers who can actually close.
Will you tell me if my home is overpriced? Yes, before we list, with the comps.
