Surfside South Condos, Madeira Beach

By John and Nicole, Team Beachside. Updated October 2026.

Surfside South is a Gulf-front condo community at 14900 Gulf Boulevard in Madeira Beach, built in 1980. County parcel records show 61 units, and listing records show mostly two bedroom, two bath units of about 1,100 square feet with balconies facing the beach. Public sources report a one month rental minimum and small pets for owners, and they disagree on the number of floors, the number of buildings and some pet details.

We are John and Nicole, licensed Florida Realtors with LoKation Real Estate. This page pulls together what county parcel records, listing records and third-party building pages say about Surfside South, shows where those sources disagree, and flags what you should confirm with the association before you buy. We did not find a public association website for this building.

Location and setting

Surfside South sits on the Gulf side of Gulf Boulevard at 14900 Gulf Blvd, near the middle of Madeira Beach. An agent building page places it just south of the Tom Stuart Causeway, and listing records describe units with screened balconies overlooking the beach and the Gulf. Listings describe shops and restaurants within walking distance, and the agent page notes access to the beach trolley.

For a broader look at the city, see our Madeira Beach guide.

Residences and amenities

Listing records show mostly two bedroom, two bath units of about 1,100 square feet with split bedroom plans, and agent building pages show sizes of about 1,100 to 1,167 square feet. One building directory also describes three bedroom units of about 1,640 to 1,730 square feet, which we could not confirm from listing records, so ask for the floor plan and square footage of the specific unit. Listings describe screened lanais, washer and dryer hookups in some units, and, in some units, impact-rated windows and sliders and motorized hurricane shutters.

Listing records and building pages describe these shared amenities:

  • A heated pool and spa with a sun deck overlooking the beach
  • A large entertainment area and an outdoor grill (agent building page)
  • Two secured lobby entrances and two elevators
  • Direct beach access
  • Storage space for each unit (agent building page)
  • A fire sprinkler system (building directory, 2017 listing)

Listing records report several building projects. A 2017 listing says the roofs had been replaced the year before and a sprinkler system had been installed. A 2025 listing reports a new roof in 2017 to 2018, updated electrical panels, exterior painting in progress and the pool and spa being rebuilt. A 2026 listing says the roof was replaced and the exterior painted several years ago. Ask the association for the scope, cost and funding of each project and the current status of the pool and spa.

Rules buyers ask about

Rentals

An agent building page, a 2025 listing and a listing that sold in September 2026 show a one month minimum, and the 2026 listing says renting requires board approval. A vacation rental page for a unit in the building says Surfside South requires a 30 night minimum for all stays. A 2022 listing showed no minimum in that field. Under a one month minimum, nightly and weekly rentals are not allowed. Rental rules can be amended by owner vote, so confirm the current minimum, any limit on the number of leases per year, and the approval process with the association before you write an offer. Our guide to short-term rental rules on the Pinellas beaches covers the city side.

Pets

Public sources disagree on pets here. An agent building page shows one pet under 20 pounds. A 2025 listing shows a maximum of two pets per owner at 20 pounds and says pets are not allowed for guests and tenants, and a listing that sold in September 2026 says owners may have two pets up to 20 pounds. One building directory describes two dogs or cats under 20 pounds, and a 2017 listing shows a 20 pound limit. A 2022 listing shows a maximum weight of 101 pounds, which conflicts with every other source. Vacation rental pages for units in the building say pets are not allowed for guests. Get the current rule in writing from the association.

Parking

County legal descriptions tie each unit to a numbered parking space, described as an under-building space, a partially covered space or an open parking space. Listing records describe assigned and deeded parking, and a 2025 listing describes its under-building space as a covered, deeded garage space. Listings also show guest parking. Check the legal description for the unit you are considering to see which type of space conveys with it.

Building condition and condo law

Surfside South was built in 1980 and is reported at five or six stories, which places it under Florida’s milestone inspection law. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. We did not find a public record or news report of Surfside South’s milestone inspection status or of any special assessment.

Ask the association or the seller for:

  • The milestone inspection summary, and whether a phase two inspection or repairs followed
  • The most recent SIRS and the current reserve schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including how the roof, painting, electrical and pool work were paid for

We did not find public news reports about Surfside South specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread damage along the Madeira Beach shoreline, and a 2025 listing reported the pool and spa being rebuilt, without saying why. Ask how the ground level, parking, the pool and building systems fared, how any repairs were funded, and whether any insurance claims are still open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our beach condo buyer checklist lists the questions in order.

Flood and insurance

Listing records from 2022 and 2025 show Surfside South units in flood zone VE. As a Gulf-front property, the building sits in a coastal flood area. Confirm the current zone and elevation details for the unit you are considering, ask for the master policy declarations including wind and flood coverage and deductibles, and get quotes for your own HO-6 and flood coverage early in your inspection period. Our flood zones and insurance guide walks through flood maps, elevation and coverage.

Buying or selling at Surfside South

Sales at Surfside South vary by floor, view, parking space type and renovation level, so a building-wide average is not very useful. Ask us for recent sales and current listings at Surfside South and we will send them over. You can contact us here or call (727) 955-1222.

If you own at Surfside South and are thinking about selling, start with a home valuation or see our Madeira Beach home value page, and read how we market your Gulf beach home. Team Beachside is not affiliated with Surfside South or its association. Facts on this page come from county parcel records, listing records and third-party building pages available as of October 2026, and that data can be incomplete or inconsistent. Rules, fees, assessments and building conditions change. Verify all information with the association and its governing documents, the City of Madeira Beach, and your own inspector, insurer, lender and attorney before you rely on it.
