Mansions by the Sea is a gated, two-tower condo community at 7600 and 7650 Bayshore Drive in Treasure Island, directly on the Gulf at the south end of the island. Listing records show it was built in 1980, with mostly two bedroom units and some larger combined residences. It suits buyers who want a full-time or seasonal home on the beach with a long list of on-site amenities, and it is not a fit for pet owners or anyone planning short vacation rentals.

Location and setting

Mansions by the Sea sits on Bayshore Drive in the Sunset Beach area at the southern tip of Treasure Island. The owner rental site describes the community as gated and directly on the Gulf of Mexico, and listings describe views of the Gulf, the Intracoastal Waterway and the bay from different units. Lands End, a low-rise condo complex, is its neighbor to the south.

Residences and amenities

Listing records show one and two bedroom units of about 1,015 to 1,510 square feet, and building pages list some combined residences of about 3,000 square feet. Listings describe large wraparound balconies on corner units, in-unit washers and dryers, and condition ranging from original to fully renovated.

Listing records and rental sites describe these shared features:

  • A heated Gulf-front pool and two hot tubs
  • Saunas and a fitness center
  • A clubhouse with kitchen, game room and library
  • Tennis and pickleball courts and shuffleboard
  • Grills, a pavilion and a beach boardwalk
  • Boat and RV storage, according to agent and rental listings
  • Gated entry and a key-access lobby

A rental manager page notes the pool was closed while work continued on site. We did not find the scope or dates of that work, so ask the association.

Rules buyers ask about

Rentals

A rental management company that lists units here states that Mansions by the Sea requires a 30 night minimum for all stays, and the owner rental site describes monthly stays only. Sale listings we reviewed show annual leases, and one listing shows a 12 month lease term. One building summary describes short-term rentals as not allowed. Ask the association for the written minimum lease term, any limit on leases per year and the approval process before you rely on rental income. Pets

Most listing records and rental listings show pets not allowed, though one building summary shows pets allowed. Confirm the current rule with the association, including how service and support animals are handled.

Parking

Listing records show assigned parking in garages and carports, with some units listing one deeded garage space and others listing several spaces, plus guest parking. Confirm which spaces convey with the unit you are considering.

Building condition and condo law

Built in 1980 and well over three stories, Mansions by the Sea falls under Florida’s milestone inspection law and the requirement to complete a structural integrity reserve study (SIRS) and fund reserves for the items it covers. Listing records refer to Building A and Building B, so ask whether the towers share one association and one set of reserves. Request:

  • The milestone inspection summary for each tower, and whether a phase two inspection or repairs followed
  • The most recent SIRS and the reserve funding schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including for concrete, balconies, roofs or the pool deck

We did not find public news reports about Mansions by the Sea specifically after Hurricanes Helene and Milton in 2024. Those storms caused widespread flooding on Treasure Island, and local news has described the city as still in recovery a year later. Ask how ground-level areas, parking, elevators and building systems were affected, how repairs were funded and whether any insurance claims remain open. Listing records for units here show both AE and VE flood zones, so the zone can depend on the building and data source. Ask for the building’s flood zone and elevation information, the master policy declarations including wind and flood deductibles, and quotes for your own HO-6 and flood coverage early in your inspection period.
