Location and setting
Catalina Grand sits on the Intracoastal side of Gulf Boulevard, toward the north end of Treasure Island. A 2023 listing describes the property as directly on the Intracoastal Waterway across from the Gulf of Mexico, with about 300 feet of waterfront and partial Gulf views. Agent pages describe beaches, restaurants and shops within walking distance. Upper-floor units in the south tower are described in one agent listing as having views of both the beach and the Intracoastal.

Residences and amenities
Catalina Grand is a building of very large units. A 2023 listing record and a rental listing show three bedroom units of 3,495 square feet, with three and a half or more baths, a bonus room or den and a large covered patio. A national listing site shows a 3,797 square foot unit in the north tower, and one directory shows three and four bedroom plans up to 4,086 square feet. One agent page describes two units per floor, each reached by a private elevator with fob access. Ask for the floor plan and square footage of the specific unit.
County parcel records, listing records and agent pages describe:

Rules buyers ask about
Rentals
Public sources disagree on rentals here. One agent page shows a 3 month minimum. A 2023 listing record shows no minimum lease period, and one directory shows short-term rentals and sublets as not allowed. A rental listing for a unit in the building shows an annual lease. Rental rules can be amended by owner vote, and the city has its own requirements for tourist dwellings, so confirm the current minimum, any limit on leases per year and the approval process with the association before you write an offer. Our guide to short-term rental rules on the Pinellas beaches covers the city side.
Pets
One agent page shows “2 large pets”, and a 2023 listing record shows up to two pets, including extra large pets over 100 pounds, with a note to confirm restrictions with the association’s management. One directory describes the community as pet friendly with restrictions. A rental listing for one unit shows no pets, which may be the owner’s rule for that lease. Get the current association rule in writing.
Parking and boat slips
County legal descriptions pair most units with the use of two numbered garages, and an agent page says each unit has a two or four car private garage. County legal descriptions for five units also include the use of one or two numbered boat slips. One agent page says separately deeded boat slips are sometimes available for purchase, and a 2023 listing describes a deeded slip with a 10,000 pound lift. Confirm in the deed and the condo documents which garages and which slip, if any, convey with the unit you are considering. The county legal description for the common elements also references a state submerged land lease, so ask the association about the current lease status for the docks.
Building condition and condo law
Florida requires a milestone inspection for condo buildings three habitable stories or taller by December 31 of the year they reach 30 years of age, and every 10 years after. Listing records show Catalina Grand was built in 2007, with five or six stories depending on the source, so by that data it has not yet reached the 30 year mark. A local agency may require the first inspection at 25 years in some circumstances, so ask the association when it expects its first milestone inspection.
Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. Request:
- The most recent SIRS and the reserve funding schedule for each tower
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments
- Any engineering, seawall or dock reports, and the current submerged land lease
We did not find public reports of special assessments or a milestone inspection at Catalina Grand, and we did not find public news reports about Catalina Grand specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches, and the garages here are at ground level under the buildings. Ask how the garages, elevators, docks and building systems fared, how any repairs were funded, whether work is complete and whether any insurance claims remain open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, our condo buyer checklist lists the documents to request, and our seawall and dock inspection guide helps with waterfront structures.
Flood and insurance
A 2023 listing record for a unit at Catalina Grand shows flood zone AE. Ask for the building’s flood zone and elevation information, the master policy declarations including wind and flood deductibles, and quotes for your own HO-6 and flood coverage early in your inspection period. Ask how the ground-level garages are insured and whether contents stored there are covered. Our flood zones and insurance guide explains how zones and elevation affect coverage on the Pinellas beaches.
