Location and setting
Las Brisas sits on the Gulf side of Gulf Boulevard in Madeira Beach, with units facing the beach and the Gulf of Mexico. A 2021 listing places it less than a mile and a half from John’s Pass Village, and listings describe it as easy to reach from the mainland. One 2017 listing describes about 660 feet of waterfront for the property.
The name causes some confusion. County records show a separate Las Brisas Condo at 17735 Gulf Boulevard in Redington Shores, so make sure listings and documents you review are for 14710 Gulf Boulevard in Madeira Beach. For more on the city, see our Madeira Beach guide.
Residences and amenities
Las Brisas is a building of two floor plans. A floor plan directory shows most units at about 1,440 square feet, with the units ending in 08 on each floor at about 1,230 square feet. Listing records match that: three bedroom, two bath units of 1,440 square feet and two bedroom, two bath units of 1,230 square feet. Listings describe large Gulf-facing balconies, some wrapping around corner units, and many units are furnished and used as vacation rentals, so condition varies by unit.
Listing records, the agent page and rental pages describe these shared features:
- A heated beachside pool
- A grilling station and seating areas, with tiki huts
- Elevator access
- Building security
- Assigned parking, much of it under the building
The pool and grounds were under repair after the 2024 hurricanes. Rental pages report the pool unavailable because of hurricane damage in February and April 2025, and one describes the pool as being renovated from the hurricanes, along with new fencing and new grills. Confirm the current status of the pool and any remaining repairs with the association.
Rules buyers ask about
Rentals
Sources agree that short stays are possible here, but they describe the minimum differently. One agent page shows a 1 to 7 day minimum. A 2016 listing refers to a weekly rental policy, and a 2017 listing states a 7 day minimum. Listings from 2016, 2021 and 2025 show no minimum in the lease field. The city also has its own short-term rental rules. Confirm the current association minimum, any registration or approval steps and how rentals are managed before you rely on rental income.
Pets
Every source we opened shows pets not allowed: the agent page, listings from 2014, 2015, 2016, 2017, 2021 and 2025, and several vacation rental pages. Confirm the current rule, including any provision for service animals, with the association.
Parking
County legal descriptions name one or two numbered parking spaces for each unit. Listing records describe assigned spaces, some covered under the building, and rental pages describe a lot in front of the building. Several rental pages say there is no visitor parking. Confirm which spaces convey with the unit you are considering.
Building condition and condo law
Las Brisas was built in 1981 and is five stories tall, which places it under Florida’s milestone inspection law. The City of Madeira Beach building safety inspection page says buildings with a certificate of occupancy issued on or before July 1, 1992 had to complete their first inspection before December 31, 2024. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. We did not find a public record of the building’s milestone inspection result or of any special assessment.
Ask the association or the seller for:
- The milestone inspection summary, and whether a phase two inspection or repairs followed
- The most recent SIRS and the current reserve schedule
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments, including for hurricane repairs, the pool, the seawall, the roof or concrete
We did not find public news reports about Las Brisas specifically after Hurricanes Helene and Milton in 2024, but guest reviews on rental pages from early 2025 describe hurricane damage awaiting repair and the pool closed. Storm surge from those storms caused widespread damage along the Madeira Beach shoreline. Ask what was damaged, how repairs were funded, whether the work is complete and whether any insurance claims remain open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our beach condo buyer checklist lists the questions in order.
Flood and insurance
Listing records for units at Las Brisas show flood zones VE and AE: 2016 and 2017 listings show VE, and listings from 2021 and 2025 show VE and AE. As a Gulf-front building, it sits in a coastal flood area. Confirm the current zone and elevation details for the unit you are considering, ask for the master policy declarations including wind and flood coverage and deductibles, and get quotes for your own HO-6 and flood coverage early in your inspection period. If you plan to rent, ask your insurance agent about coverage for rental use. Our flood zones and insurance guide walks through flood maps, elevation and coverage.
