St. Pete Beach
Pass-a-Grille to the Don CeSar. Written by two agents who live here.
Updated October 2026.
What it is like to own here
St. Pete Beach runs from the Pinellas Bayway to Pass-a-Grille, and it changes character every mile. Gulf-front condo towers, canal-front homes on the bay side, historic cottages at the south end. Buyers who lump it together overpay for the wrong block; sellers who do the same underprice the right one.
What matters here in 2026 is elevation, insurance, and building health. Every conversation about value on this island starts with those three. For what is being built, see our guide to new construction condos on the Gulf beaches.
Areas within St. Pete Beach
- Pass-a-Grille. The historic south end: cottages, small condos, and a walkable main street. Older homes mean flood zone and elevation matter more here than anywhere on the island.
- Gulf Boulevard and the Don CeSar. Mid-island Gulf-front condos and resort-adjacent buildings. Rental rules vary by building, and reserve studies are the first thing buyers ask about.
- Bay-side canal homes. Waterfront homes on canals and the bay. Seawall condition, dock permits, and elevation certificates drive value.
- Belle Vista and Don CeSar Place. Two former towns merged into the city in 1957: Belle Vista on the bay side just north of the Pinellas Bayway, and Don CeSar Place around the Don CeSar hotel. Read our Belle Vista and Don CeSar Place guides.
- Vina del Mar and Boca Ciega Isle. Bay-side single-family neighborhoods, one built around an island park and one facing open water across Boca Ciega Bay. Read our Vina del Mar and Boca Ciega Isle guides.
- Corey Avenue and the canal neighborhoods. The downtown shopping street, with canal neighborhoods to the south such as Three Palms Point and Bahia Shores, and the future Water Club St. Pete Beach site at the east end of Corey Avenue. Thinking of selling? See our St. Pete Beach home value guide.
Insurance, flood, and rentals
- Insurance. Wind and flood are separate policies. Older Gulf-front buildings and older homes carry the highest premiums. We get quotes before listing and before any offer.
- Flood and elevation. Much of the island sits in high-risk flood zones, and an elevation certificate can change a premium significantly. Check any address on the FEMA Flood Map Service Center.
- Rental rules. The city limits rentals shorter than one month to certain zoning districts, and condo associations add their own minimums. A unit that allows short-term rentals is worth more to an investor than the identical unit next door. See the city’s short-term rental rules and confirm the zoning for any address before you buy.
