Location and setting

Pointe Towers sits on Gulf Way, the road that runs along the Pass-a-Grille beach. A 2026 listing for a sixth floor corner unit describes sunrise over the bay to the east and sunset over the Gulf to the west from the same home, and lists full Gulf views. The association website describes the building as on Pass-a-Grille Beach, close to the beach, shops and restaurants.

Pass-a-Grille is a neighborhood of the City of St. Pete Beach, so city zoning, permitting and rental rules apply. For more on the area, see our Pass-a-Grille guide.

Residences and building

With 14 residences, Pointe Towers is a very small association. A 2026 listing describes the building as mid-century modern with block construction and a membrane roof, and says roughly one unit trades in a year. Listing records describe in-unit laundry, enclosed balconies, and a corner unit that shares no wall with a neighbor. Condition varies by unit, from original to fully renovated.

Listing records show the association fee covers cable TV, reserves, structure and grounds maintenance, sewer, trash and water, and that association approval is required for buyers. Ask for the current fee schedule and what it includes.

Rules buyers ask about

Rentals

A 2026 listing shows a 3 month minimum lease. An older listing for unit 1S said monthly rentals were allowed. Get the current minimum and any limits on leases per year from the association. City rules apply on top of association rules: according to the Pinellas Realtor Organization, St. Pete Beach allows stays under 30 days no more than three times in 12 months in the Pass-a-Grille Overlay District. Our short-term rental rules guide has more.

Pets

A 2026 listing shows pets allowed with a maximum weight of 100 pounds and notes that buyers should verify with the association. Get the current rule in writing.

Parking

A 2026 listing shows one covered garage space under the building. Confirm which space conveys with the unit you are considering.

Building condition and condo law

Built in 1970 and seven stories tall, Pointe Towers falls under Florida’s milestone inspection law and the structural integrity reserve study (SIRS) requirement. In a 14-unit building, the cost of major work is shared by few owners. Request:

  • The milestone inspection summary, and whether phase two work followed
  • The most recent SIRS and the reserve funding schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including for concrete, roof, windows or elevators

The association website posts a 2024 hurricane preparedness guide. We did not find public reports about how Pointe Towers fared in Hurricanes Helene and Milton in 2024. Ask how the ground level, garage and building systems fared, how repairs were funded, and whether any claims remain open. The City of St. Pete Beach applies a 50 percent substantial damage and improvement rule to buildings. See our guide to milestone inspections, reserves and SIRS.

Flood and insurance

A 2026 listing shows flood zone AE. Confirm the current zone and the building’s elevation certificate, ask for the master policy declarations, including wind and flood deductibles, and get your own HO-6 and flood quotes early. Our St. Pete Beach flood zones and insurance guide explains the zones.
