Beau Monde is a single Gulf-front condo tower at 4950 Gulf Boulevard in St. Pete Beach, built in 1972. Units are two bedroom, two bath plans of roughly 1,300 to 1,500 square feet. It suits full-time residents and seasonal owners who want a direct beachfront unit in a mostly owner-occupied building, and it is generally not a fit for pet owners or short-term rental investors.

Beau Monde sits on the Gulf side of Gulf Boulevard in St. Pete Beach, with the building facing the beach and the Gulf of Mexico. Listing descriptions for Gulf-facing units highlight wide views of the beach and water from the balcony.

Beau Monde keeps things simple on floor plans. Agent building pages and listing records describe two bedroom, two bath units, generally between about 1,300 and 1,545 square feet. Because every unit shares a similar layout, view, floor and renovation level do most of the work in setting value.

• A fitness room and sauna
• Two tennis courts
• A community room with a kitchen, plus a recreation or game room
• Outdoor grilling area
• Covered parking under the building and owner storage

Agent pages describe Beau Monde as primarily owner-occupied. One recent listing also references a completed building renovation project. Ask the association what that project covered and how it was paid for.

Rules buyers ask about

Rentals

An agent building page reports a 3 month minimum rental, and listing records note lease restrictions. Some listing data fields show no minimum, which is why we treat the published figure as a starting point only. Confirm the current minimum lease term, how many times a unit can be leased per year, and any approval process with the association.

Pets

Several listing records and an agent building page show no pets allowed. Ask the association whether that applies to all owners and tenants, and how service and support animals are handled under its rules.

Parking

Listing records show one assigned covered space per unit under the building, plus guest parking. Confirm which space conveys with the unit you are considering.

Building condition and condo law

Beau Monde was built in 1972 and is well over three stories, so it falls under Florida’s milestone inspection law and the requirement to complete a structural integrity reserve study (SIRS) and fund reserves for the items it covers. For an older Gulf-front tower, the most important documents are:

• The milestone inspection summary, and whether a phase two inspection or repairs followed
• The most recent SIRS and the reserve funding schedule
• The current budget and annual financial statement
• Twelve to 24 months of board minutes
• Any adopted or proposed special assessments, and any association loan or line of credit

We did not find public news reports about Beau Monde specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches, so ask how ground level areas, the pool, parking and building systems fared, how any repairs were funded, and whether any insurance claims remain open. Flood and insurance

A recent listing for a unit at Beau Monde shows flood zone VE, the coastal high hazard zone, with flood insurance required. Flood zone can affect lending requirements and premiums, so confirm the zone and the building’s elevation details for the unit you are considering.
