Captiva Cay Condos, St. Pete Beach

By John and Nicole, Team Beachside. Updated October 2026.

Captiva Cay is a gated waterfront community on Blind Pass Road at the north end of St. Pete Beach, with two condo buildings at 9357 and 9359 Blind Pass Road and a group of three-story townhomes, built from 1996 to 2000 on the Intracoastal Waterway. County parcel records list 50 condo units in the two buildings and 55 townhome lots, and listings describe a private marina, two pools and a clubhouse. Recent sources report a 4 month rental minimum and allow two pets up to 100 pounds each.

We are John and Nicole, licensed Florida Realtors with LoKation Real Estate. This page pulls together what county parcel records, listing records and third-party building pages say about Captiva Cay, shows where those sources disagree, and flags what you should confirm with the associations before you buy. Most of this page covers the two condo buildings; the townhomes are recorded and governed differently, and we note where that matters. We did not find a public association website for this community.

Location and setting

Captiva Cay sits on Blind Pass Road at the north end of St. Pete Beach, on the Intracoastal Waterway. Listings describe Intracoastal views from the back of the condo buildings, a sheltered private marina, a fishing dock and a small private beach on the waterway used for kayaks and paddleboards. One 2025 listing describes Gulf views from the front of an upper-floor corner unit and the Gulf beach about a quarter mile away.

For a broader look at the island, see our St. Pete Beach guide. To compare other buildings on the water, see our waterfront condos guide.

Residences and amenities

County parcel records show two condo buildings: Building 7 (Phase I) at 9359 Blind Pass Road and Building 8 (Phase II) at 9357 Blind Pass Road, each with five units on each of five residential floors. A 2026 listing says the first residential floor sits about 17 feet above sea level, over parking. Listing records show two bedroom, two bath condos of 1,550 and 1,750 square feet, some with a den, and a three bedroom, two bath condo of 1,650 square feet. Listings describe corner units with bay windows and large waterfront balconies.

The townhomes are recorded separately, as 55 lots in three phases on Blind Pass Road and Captiva Circle. Listings describe three-story townhomes with private elevators, garages of two to four cars, and, for some, a deeded boat slip or private boathouse. Ask for the floor plan and square footage of the specific unit or townhome.

Listing records and building pages describe these shared amenities:

  • A heated waterfront pool with a spa
  • A heated lap pool, which one listing describes as 25 yards
  • A fitness center
  • A Key West-style clubhouse
  • A private marina with boat slips, and a fishing dock
  • A small private beach on the Intracoastal, and a kayak and paddleboard launch
  • Tennis and pickleball courts, and a dog park
  • Elevators in the condo buildings, and a storage unit for some condos

Rules buyers ask about

Rentals

The agent building page, a condo listing that sold in January 2025 and a townhome listing that sold in March 2026 all show a 4 month minimum. Under that rule, nightly and weekly rentals are not allowed. A 2020 condo listing shows a minimum lease of 1 month, and other listing records show that lease restrictions apply and that association approval is required. Rental rules can be amended by owner vote, so confirm the current minimum, any limit on the number of leases per year, and the approval process with the association before you write an offer.

Pets

Public sources agree that pets are allowed at Captiva Cay. The agent building page, a national listing site and condo listings from 2020, 2022 and 2024 show two pets of up to 100 pounds each, a 2025 condo listing shows a maximum of two pets, and a 2026 listing shows cats and dogs allowed. A 2021 townhome listing mentions breed, number and size limits. Get the current rule in writing from the association, including any breed limits. Our St. Pete Beach condo pet rules guide compares rules across buildings.

Parking and boat slips

Condo listings show one assigned parking space under the building, and some show an attached garage space. County legal descriptions for several condo units include a numbered boat slip or parking space, and listings describe deeded slips with boat lifts in the private marina. Other listings say slips are available to buy or rent from other owners. Confirm which parking space, garage, storage unit and slip convey with the unit you are considering. Our seawall and dock inspection guide covers what to check on a slip and lift.

Building condition and condo law

The two condo buildings were built in 1997 and 1998 and have five residential floors over parking, which places them under Florida’s milestone inspection law. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. Listings from January 2025 and February 2026 say the milestone inspection has been completed and approved and that the association is in compliance with the law. We have not seen those reports ourselves, and we did not find a news report about the community.

The townhomes are recorded as planned unit development lots rather than condo units, so ask the homeowners association which inspection and reserve requirements apply to them.

Ask the association or the seller for:

  • The milestone inspection summary for the specific building, and whether a phase two inspection or repairs followed
  • The most recent SIRS and the current reserve schedule
  • The current budgets and annual financial statements for the condo association and any homeowners association
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including for the marina, docks and seawall

We did not find public news reports about Captiva Cay specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches and bayfront areas, so ask how ground level parking and garages, the pools, the marina and building systems fared, how any repairs were funded, and whether any insurance claims are still open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our beach condo buyer checklist lists the questions in order.

Flood and insurance

Listing records for condo units at Captiva Cay from 2020 and 2025 show flood zone AE, and townhome listings show flood insurance required. Confirm the current zone and elevation details for the unit you are considering, especially for a townhome with ground level living space. Ask for the master policy declarations, including wind and flood coverage and deductibles, and get quotes for your own HO-6 or homeowners and flood coverage early in your inspection period. Our St. Pete Beach flood zones and insurance guide walks through flood maps, elevation and coverage.

Buying or selling at Captiva Cay

Sales at Captiva Cay vary by building, floor, view, renovation level and whether a deeded slip comes with the unit, and townhomes and condos sell very differently, so a community-wide average is not very useful. Ask us for recent sales and current listings at Captiva Cay, broken out by condo and townhome, and we will send them over. You can contact us here or call (727) 955-1222.

If you own at Captiva Cay and are thinking about selling, start with a home valuation, and read our guide to selling a condo in St. Pete Beach, including how to prepare the association documents buyers will ask for. Team Beachside is not affiliated with Captiva Cay or its associations. Facts on this page come from county parcel records, listing records and third-party building pages available as of October 2026, and that data can be incomplete or inconsistent. Rules, fees, assessments and building conditions change. Verify all information with the association and its governing documents, the City of St. Pete Beach, and your own inspector, insurer, lender and attorney before you rely on it.
