Kima Condos, Madeira Beach
Updated October 2026.
Kima is a small, Gulf-front condo building at 14300 Gulf Boulevard in Madeira Beach, built in 1981, with about 30 two bedroom, two bath units. Listing records show the building allows weekly rentals, which is uncommon directly on the beach. It suits buyers who want a beachfront unit they can use part of the year and rent by the week, and it is not a fit for pet owners.
We are John and Nicole Kavaliauskas, licensed Florida Realtors with LoKation Real Estate. Here is what public records and listing data show about Kima, and what to confirm with the association before you buy.

Location and setting
Kima sits on the Gulf side of Gulf Boulevard in Madeira Beach, with units facing the beach and the Gulf of Mexico. The local tourism bureau places it about two thirds of a mile north of John’s Pass, so John’s Pass Village restaurants, shops and the boardwalk are close by.
Madeira Beach is a smaller beach town with a mix of condos, homes and low-rise resorts. For more on the city, see our Madeira Beach guide.
Residences and amenities
Kima is a building of one floor plan type. Listing records and owner rental sites describe two bedroom, two bath units of about 1,100 square feet with Gulf-facing balconies, full kitchens and in-unit washers and dryers. Many units are furnished and used as vacation rentals, so condition and furnishings vary.
Listing records and owner rental sites describe these shared features:
- A heated pool
- Elevator
- Gated beach access
- Owner storage
- Assigned parking under and around the building
A building summary on a listing site mentions recent improvements including a new seawall, new asphalt and fresh exterior paint. Ask the association for the dates, scope and funding of those projects.
Rules buyers ask about
Rentals
A listing for a unit at Kima describes the building as allowing minimum weekly rentals, and several owners advertise Saturday to Saturday weekly stays on their own rental sites. That makes Kima one of the few beachfront buildings in the area where weekly renting is possible. Rental rules can change by owner vote, and the city has its own short-term rental requirements, so confirm the current association minimum, any registration or approval steps, and how rentals are managed before you rely on rental income.
Pets
Listing records show pets not allowed. Confirm the current rule with the association.
Parking
Listing records show assigned parking, and an agent page notes some units have two spaces under the building. Confirm which spaces convey with the unit you are considering.
Building condition and condo law
Built in 1981 and more than three stories tall, Kima falls under Florida’s milestone inspection law and the requirement to complete a structural integrity reserve study (SIRS) and fund reserves for the items it covers. With only about 30 owners sharing costs, a large repair can mean a meaningful assessment per unit, so the documents matter. Request:
- The milestone inspection summary, and whether a phase two inspection or repairs followed
- The most recent SIRS and the reserve funding schedule
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments, including for the seawall, roof, windows or concrete
We did not find public news reports about Kima specifically after Hurricanes Helene and Milton in 2024, though guest reviews from late 2024 mention hurricane repair work underway at the building. Storm surge from those storms caused widespread flooding along the Pinellas beaches. Ask what was damaged, how repairs were funded, whether work is complete, and whether any insurance claims remain open. Our guide to Florida condo milestone inspections, reserves and SIRS covers what to look for.
Flood and insurance
Kima is directly on the beach, in a coastal flood area. Ask for the building’s flood zone and elevation information, the master policy declarations including wind and flood deductibles, and quotes for your own HO-6 and flood coverage early in your inspection period. If you plan to rent weekly, ask your insurance agent about coverage for short-term rental use. Our flood zones and insurance guide explains how zones and elevation affect coverage on the Pinellas beaches.
