Beach Place Condos, Madeira Beach
Updated October 2026.
Beach Place is a Gulf-front condo community at 12901 Gulf Lane in Madeira Beach, across the street from John’s Pass Village. Listing records show it was built in 1981, with one, two and three bedroom units in two buildings, a heated beachfront pool and an on-site rental office. Public sources disagree on the rental minimum and the pet rules, so both need to be confirmed with the association.
We are John and Nicole, licensed Florida Realtors with LoKation Real Estate. This page pulls together what county parcel records, listing records, agent building pages and vacation rental pages say about Beach Place, shows where those sources disagree, and flags what you should confirm with the association before you buy. We did not find a public association website for this community.

Location and setting
Beach Place sits on the Gulf side of Gulf Lane at the southern end of Madeira Beach, directly on the beach. Listings and rental pages describe it as across the street from John’s Pass Village and Boardwalk, with no road to cross to the sand, and some units with views of the John’s Pass bridge and the Intracoastal Waterway.
One rental manager describes the community as two buildings: a beachside building with 40 beachfront or beach-view units and a second building with 20 units that look toward the John’s Pass bridge and the waterway. County records also split the units 40 and 20 between two buildings (plus an office unit and one other unit parcel). Ask which building and exposure the unit you are considering is in. For more on the city, see our Madeira Beach guide.
Residences and amenities
Listing records show three main floor plans: one bedroom, one bath units of about 870 square feet, two bedroom, two bath units of about 1,140 square feet and three bedroom, two bath units of about 1,360 square feet. Listings describe private balconies, and many units are furnished and offered as vacation rentals, so condition and finishes vary by unit.
Listing records, the agent page and rental manager pages describe these shared features:
- A heated beachfront pool, which a 2021 listing described as recently updated
- A sundeck with tiki huts and lounge chairs
- Gas grills and a picnic area
- Elevator access
- Outdoor showers and beach access
- An on-site rental and management office
- Coin laundry (one rental manager page)
A 2021 listing also said a new roof had been installed the year before. Ask the association for the roof and pool contracts, dates and warranty details.
Rules buyers ask about
Rentals
Beach Place is widely marketed for short-term rentals, but no two sources state the minimum the same way. One agent page shows a 1 to 7 day minimum. Listings from 2021 and 2022 show no minimum in the lease field, and one 2021 listing says short-term rental is allowed but not required. A 2005 listing called it a 3 day minimum building. One rental manager advertises a 7 night minimum with Saturday arrivals for one unit, which may be that manager’s own policy. The city also has its own short-term rental rules. Confirm the current association minimum, any registration or approval steps and how rentals are managed before you rely on rental income.
Pets
Public sources disagree on pets. One agent page and listings from 2021 and 2022 say pets are for owners only and need board approval, and the 2022 listing shows a 35 pound limit and tells buyers to verify weight and breed restrictions. A 2018 listing showed a 60 pound limit, a 2021 listing showed breed restrictions, and a 2024 listing that sold in 2025 showed dogs allowed. Vacation rental pages for units here show no pets for guests. Get the current rule in writing from the association.
Parking
County legal descriptions name one or two numbered parking spaces for each unit, and a few mention an under-building space. Listing records describe assigned spaces, some covered under the building and some outside. One rental manager page states there is no additional parking at Beach Place. Confirm which spaces convey with the unit you are considering.
Building condition and condo law
Beach Place was built in 1981 and is reported at five stories, which places it under Florida’s milestone inspection law. The City of Madeira Beach building safety inspection page says buildings with a certificate of occupancy issued on or before July 1, 1992 had to complete their first inspection before December 31, 2024. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. We did not find a public record of Beach Place’s milestone inspection result or of any special assessment.
Ask the association or the seller for:
- The milestone inspection summary for each building, and whether a phase two inspection or repairs followed
- The most recent SIRS and the current reserve schedule
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments, including for the roof, pool, balconies, concrete or elevators
We did not find public news reports about Beach Place specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread damage along the Madeira Beach shoreline. One undated guest review on a rental page says the elevator was out after a hurricane. Ask how the ground level, parking, pool and building systems fared, how any repairs were funded and whether any insurance claims are still open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our beach condo buyer checklist lists the questions in order.
Flood and insurance
Listing records for units at Beach Place show flood zones AE, VE and AE/VE: a 2021 listing shows AE, another 2021 listing shows AE and VE, and a 2022 listing shows VE. As a Gulf-front property, it sits in a coastal flood area. Confirm the current zone and elevation details for the specific building and unit, ask for the master policy declarations including wind and flood coverage and deductibles, and get quotes for your own HO-6 and flood coverage early in your inspection period. If you plan to rent, ask your insurance agent about coverage for rental use. Our flood zones and insurance guide walks through flood maps, elevation and coverage. Buying or selling at Beach Place
Value here depends on which building a unit is in, its floor, view, floor plan, renovation level and rental history, so a building-wide average is not very useful. Ask us for recent sales and current listings at Beach Place, and we can also help you review a unit’s rental records. You can contact us here or call (727) 955-1222.
