Madeira Towers Condos, Madeira Beach

By John and Nicole, Team Beachside. Updated October 2026.

Madeira Towers is a single Gulf-front condo tower at 15316 Gulf Boulevard in Madeira Beach, built in 1978. County records show 40 units, four per floor, and listing records describe two and three bedroom units of about 1,265 to 1,625 square feet, many with wraparound balconies. An agent page and a 2026 listing report a one month rental minimum, and sources disagree on the pet rules.

We are John and Nicole, licensed Florida Realtors with LoKation Real Estate. This page pulls together what county parcel records, listing records, an agent building page and vacation rental pages say about Madeira Towers, shows where those sources disagree, and flags what you should confirm with the association before you buy. The association has a website, but its content is behind an owner login.

Location and setting

Madeira Towers sits on the Gulf side of Gulf Boulevard in Madeira Beach, with units facing the beach and the Gulf of Mexico. Listing records describe end and corner units with wraparound balconies, and one rental page describes a tenth floor corner unit with views of both the Gulf and the bay.

One vacation rental manager page shows an address on Madeira Way, which appears to be the manager’s office rather than the building. For more on the city, see our Madeira Beach guide.

Residences and amenities

County records show four units per floor, and listing records show two main sizes: units of about 1,265 square feet and three bedroom, two bath units of about 1,625 square feet. One 2021 listing describes a three bedroom corner unit at 1,265 square feet, and the agent page describes two or three bedroom layouts. A 2026 listing describes a 369 square foot wraparound balcony on a 1,625 square foot unit, and some listings describe motorized hurricane shutters or impact windows and sliders. Ask for the floor plan and window details for the specific unit.

Listing records and the agent page describe these shared features:

  • A heated pool and spa
  • A gas grill with a covered outdoor dining area
  • A clubhouse (2026 listing)
  • Elevator access, with an elevator that a rental listing says was replaced in 2015
  • A lobby with key entry
  • Covered carport parking and guest parking

A listing active from November 2025 to May 2026 describes recent building work: a new roof in 2019, a fresh exterior coat of paint, new pavers, a renovated pool, an updated lobby, and exterior renovations in their final stages. Ask the association for the scope, dates, cost and funding of each project.

Rules buyers ask about

Rentals

An agent page and a listing that was active in 2026 show a one month minimum rental period. Two vacation rental pages for units here advertise 29 or 30 night minimum stays, which is consistent with a monthly rule. A 2021 listing showed no minimum in the lease field. Under a one month minimum, nightly and weekly rentals are not allowed. Rental rules can change by owner vote, and the city has its own short-term rental rules, so confirm the current minimum, any limit on the number of leases per year and the approval process with the association.

Pets

Public sources disagree on pets here. The agent page reports one pet under 20 pounds. Listings from 2020 and 2021 show a 35 pound limit with number and size limits, and a listing active in 2026 shows breed restrictions, a size limit of 35 pounds and no pets for renters. A different 2026 listing shows cats and dogs allowed up to 25 pounds. An owner rental site says the condo rules do not allow pets of any kind, and other rental pages say no pets, which may reflect rules for guests and tenants. Get the current rule in writing from the association, including whether owners and tenants are treated differently.

Parking

County legal descriptions name one numbered parking space for each unit, and a few describe it as an under-building space. The agent page and listing records describe covered carport parking for each unit plus guest spots. Confirm which space conveys with the unit you are considering.

Building condition and condo law

Madeira Towers was built in 1978 and is a ten or eleven story tower, which places it under Florida’s milestone inspection law. The City of Madeira Beach building safety inspection page says buildings with a certificate of occupancy issued on or before July 1, 1992 had to complete their first inspection before December 31, 2024. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. We did not find a public record of the building’s milestone inspection result or of any special assessment.

Ask the association or the seller for:

  • The milestone inspection summary, and whether a phase two inspection or repairs followed
  • The most recent SIRS and the current reserve schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including how the recent exterior, paving, pool and lobby work was paid for

We did not find public news reports about Madeira Towers specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread damage along the Madeira Beach shoreline. Ask how the ground level, parking, pool and building systems fared, how any repairs were funded and whether any insurance claims are still open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our beach condo buyer checklist lists the questions in order.

Flood and insurance

Listing records for units at Madeira Towers show flood zone VE (a 2021 listing) and VE and AE (a listing active in 2026), and listings from 2020 and 2026 state that flood insurance is required. As a Gulf-front building, it sits in a coastal flood area. Confirm the current zone and elevation details for the unit you are considering, ask for the master policy declarations including wind and flood coverage and deductibles, and get quotes for your own HO-6 and flood coverage early in your inspection period. Our flood zones and insurance guide walks through flood maps, elevation and coverage. For other buildings on the water, see our waterfront condos on the Pinellas beaches guide.
