Reef Club Condos, Indian Rocks Beach
Updated October 2026.
Reef Club is a single Gulf-front condo building at 1000 Gulf Boulevard in Indian Rocks Beach, built in 1983. County records and an agent page show 55 units on five floors, and listing records describe three bedroom, two bath units of about 1,300 square feet with a heated pool, hot tub and tennis court. Sources agree that short-term rentals are allowed here, but they describe the rental minimum and the pet weight limit differently.
We are John and Nicole, licensed Florida Realtors with LoKation Real Estate. This page pulls together what county parcel records, listing records, an agent building page and vacation rental pages say about Reef Club, shows where those sources disagree, and flags what you should confirm with the association before you buy. We did not find a public association website for this building.

Location and setting
Reef Club sits on the Gulf side of Gulf Boulevard in Indian Rocks Beach. Listings describe direct beach access and Gulf views from the units, and some first floor units have a private spiral staircase down to the pool and beach area.
County records place the building in Indian Rocks Beach, and a public records summary on a national listing site shows the parcel in the city’s commercial tourist (CT) zoning district. For more on the city, see our Indian Rocks Beach guide.
Residences and amenities
Reef Club is a building of one main floor plan. Listing records from 2015 through 2025 show three bedroom, two bath units of about 1,300 square feet, and an agent page lists sizes of about 1,300 to 1,380 square feet. Many units are furnished and used as vacation rentals, so condition and finishes vary by unit. A 2025 listing mentions newer hurricane-rated sliding doors in one unit; ask about the doors and windows in the unit you are considering.
Listing records, the agent page and rental pages describe these shared features:
- A heated Gulf-side pool and hot tub
- A tennis court
- A grilling and picnic area, and a cornhole area
- Elevator access
- Storage lockers
- Assigned parking and guest parking
Listings from late 2024 and early 2025 describe the pool, hot tub, tennis court and cornhole area as updated and repaired after the 2024 hurricanes, and a November 2024 listing said pool fencing was still on the way. Confirm the current status of these areas with the association.
Rules buyers ask about
Rentals
Sources agree that short stays are allowed here, but they describe the minimum differently. An agent page shows a 1 to 7 day minimum and calls the rental policy “one of the most liberal” on the Pinellas Gulf beaches. A listing from November 2024 shows a 5 day minimum, a listing that sold in 2019 calls Reef Club “a 1 week minimum rental bldg”, and a listing that sold in March 2025 says only that the association allows vacation rentals. Confirm the current minimum, any limit on the number of rentals per year and any approval steps with the association.
The City of Indian Rocks Beach also regulates vacation rentals. Ordinance 2023-02, adopted May 9, 2023, added vacation rental rules to Chapter 18, Article V of the city code, and Sec. 18-204 requires registration. The city’s application defines a transient public lodging establishment as a unit rented to guests more than three times in a calendar year for periods of less than 30 days or one calendar month, whichever is less. The city publishes a separate vacation rental registration form for condos in its commercial tourist (CT) zoning district, and registrants also need a state lodging license, tax accounts and a fire inspection. See the city’s vacation rental information page and our short-term rental rules guide, and confirm with the city what applies to the unit you are considering.
Pets
Sources describe a one pet rule with different weight limits. An agent page shows one pet up to 30 pounds, a listing that sold in 2019 shows pets allowed up to 30 pounds, and a listing that sold in 2015 shows a 25 pound limit. Several vacation rental pages say pets are not allowed for guests in individual units, which is an owner rule rather than an association rule. Get the current association rule in writing.
Parking
Listing records describe one assigned space per unit, with some spaces under the building and some at ground level near the lobby, plus guest parking. One guest review on a rental page describes parking as challenging at busy times. Confirm which space conveys with the unit you are considering.
Building condition and condo law
Reef Club was built in 1983 and is five stories tall, which places it under Florida’s milestone inspection law. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. Two listing records address this directly: a November 2024 listing says the milestone inspection was completed satisfactorily, and a listing that sold in March 2025 says the association is “fully funded and has already completed Florida’s newly required Milestone and SIRS inspections.” We did not find the inspection report itself or any public record of a special assessment.
Ask the association or the seller for:
- The milestone inspection summary, and whether a phase two inspection or repairs followed
- The most recent SIRS and the current reserve schedule
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments, including for hurricane repairs, the pool area, the roof or concrete
We did not find public news reports about Reef Club specifically after Hurricanes Helene and Milton in 2024. Listings from November 2024 and March 2025 say the building sustained minimal damage. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches, so ask how ground level areas, parking, the pool and building systems fared, how any repairs were funded, and whether any insurance claims are still open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our beach condo buyer checklist lists the questions in order.
Flood and insurance
The listing records we opened did not state a FEMA flood zone for Reef Club, and a national listing site shows a high third-party flood risk score for the building. As a Gulf-front building, it sits in a coastal flood area. Confirm the current zone and elevation details for the unit you are considering, ask for the master policy declarations including wind and flood coverage and deductibles, and get quotes for your own HO-6 and flood coverage early in your inspection period. If you plan to rent, ask your insurance agent about coverage for rental use.
The City of Indian Rocks Beach flood hazard page says that when the cost of improving a building equals or exceeds 50 percent of its market value before construction, the work is a substantial improvement and the building must meet the same construction requirements as a new building. The city’s permit pre-approval form cites Sec. 14-34 of the city code for this 50 percent limit. After the 2024 storms, the city said its consultant was completing substantial damage evaluations for every building, so ask the association whether the building received a substantial damage or not substantially damaged letter. Our flood zones and insurance guide walks through flood maps, elevation and coverage. For other buildings on the water, see our waterfront condos on the Pinellas beaches guide.
