Mirabella Townhomes, St. Pete Beach

Mirabella is a community of three-story townhomes on Mirabella Court in St. Pete Beach, on Boca Ciega Bay and a short walk from the Gulf beach. County parcel records show 76 townhome lots in the Mirabella Townhomes subdivision, and listing records show homes built from 1995 to 1997 with two to four bedrooms, a one-car garage and shared bayfront amenities. Unlike most buildings in our guides, Mirabella is recorded as a subdivision of individual lots rather than as condominium units, so the rules and documents to check are a little different.

We did not find a public association website for this community.

Location and setting

Mirabella sits on a private drive, Mirabella Court, on the bay side of St. Pete Beach. Listings describe Boca Ciega Bay and Intracoastal views, a concrete seawall, and the Gulf beach about two blocks or a five-minute walk away. County records show one row of lots facing the water to the west, with common area along the shoreline. Listings describe restaurants, shops and a grocery store within walking distance and about 30 minutes to Tampa International Airport.

Homes and amenities

Listing records show three floor plan sizes. Two bedroom, two and a half bath homes are about 1,784 square feet. Three and four bedroom homes are 2,275 square feet, and one listing shows a four bedroom home of 2,323 square feet. Several listings describe a ground-floor bedroom suite or bonus room, a one-car attached garage, and balconies facing the bay. One agent building page describes homes up to more than 3,600 square feet; we could not confirm that size from listing records, so ask for the floor plan and square footage of the specific home.

Listing records and building pages describe these shared amenities:

  • A heated community pool with a cabana bath
  • A fishing pier
  • A kayak launch and a day dock
  • Community boat slips with bay and Intracoastal access
  • Guest parking

County legal descriptions for 25 of the 76 lots include the use of a named or numbered boat slip. Listings describe other slips as first come or available to rent. Confirm whether a slip conveys with the home you are considering, and its size and lift.

Because each owner holds a lot, roofs, windows and doors appear to be handled home by home. Listings mention a new roof on one home in October 2022, a new tile roof on another in 2025, and impact windows and doors on several homes. Ask the seller and the association who is responsible for the roof, exterior walls and the seawall, and for the dates of any work.

Rules buyers ask about

Rentals

One agent building page and listings from 2025 describe a 3 month minimum rental. Other listing records show lease restrictions without a stated minimum, a 2026 sale listing shows a minimum lease field of 1, and a 2025 lease listing for one home asked for a lease of 1 to 2 years. Under a 3 month minimum, nightly and weekly rentals are not allowed. Association rules can be amended by owner vote, so confirm the current minimum, any limit on the number of leases per year, and any approval process with the association before you write an offer.

Pets

Most public sources describe Mirabella as pet friendly. One agent building page shows two pets with no weight restriction, and listings from 2019 through 2026 show a limit of two pets with the weight field marked as extra large or no limit. One directory notes breed restrictions, and one rental listing for a home here shows no pets, which may be the landlord’s rule rather than the association’s. Get the current rule in writing from the association.

Parking

Listing records show a one-car attached garage and a driveway for each home, plus guest parking. Some listings describe an oversized garage or a workshop area. Confirm the parking rules for boats, trailers and commercial vehicles with the association.

Building condition and association law

Florida’s milestone inspection law and its structural integrity reserve study (SIRS) requirement apply to condominium and cooperative buildings of three or more habitable stories. County parcel records show Mirabella as a platted subdivision of individual lots with common area tracts, which points to a homeowners association rather than a condominium, but some listing sites label the homes as condo or co-op. Confirm with the association and your title company how the community is governed and whether either requirement applies.

Ask the association or the seller for:

  • The declaration, bylaws and rules, and which form of ownership they create
  • The current budget, reserve schedule and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments
  • Records for the seawall, docks, fishing pier and pool, and who maintains roofs and exteriors

We did not find public news reports about Mirabella specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches and bay shorelines. A 2025 listing says its home did not flood during the recent storms, and a 2026 listing describes the community as having no flooding history. Those are seller statements, so ask each seller for a flood disclosure, ask how the ground level, garages, docks and pool fared, how any repairs were funded, and whether any insurance claims are still open. Flood and insurance

Listing records for homes at Mirabella from 2025 and 2026 show flood zone AE, and other listings note that flood insurance is required. Confirm the current zone and the elevation certificate for the home you are considering, ask what the association insures and what you insure yourself, and get quotes for your own homeowners, wind and flood coverage early in your inspection period.
