Location and setting
The Harbor sits on the water side of 150th Avenue in the Madeira Beach Town Center area, next to the Cambria Hotel and a marina. Listings describe a protected harbor, about 385 feet of waterfront for the project, a minimum wake zone and water access to Boca Ciega Bay and the Intracoastal Waterway, with the Gulf reached through John’s Pass. North-facing units look over the harbor and south-facing units look toward the island (agent page). One listing describes the building as a few hundred yards from the beach, and a rental page describes it as one block from public beach access.
A separate building, the Residences at Town Center at 400 150th Avenue, is also on this street and has its own county condo records. Make sure listings and documents you review are for 300 150th Avenue. For more on the city, see our Madeira Beach guide.
Residences and amenities
A building page lists eight floor plans: two bedroom plans of 1,284, 1,306, 1,407 and 1,604 square feet, and three bedroom plans of 1,569, 1,665, 1,682 and 2,107 square feet. Listing records describe some three bedroom plans as two bedrooms plus a den, with two and a half or three baths. Listings and rental pages describe balconies over the harbor, and some units have electronic keypad entry and motorized blinds.
Agent pages, listing records and rental pages describe these shared features:
- A waterfront pool and hot tub
- A fitness center
- A pet wash station
- A gated parking garage with two electric vehicle charging stations
- A secured lobby and elevator access
- Storage lockers, which county legal descriptions attach to most units
Agent pages and 2022 and 2023 listings say each original purchase included a one-year club membership at the neighboring Cambria Hotel. Ask whether any club access or hotel arrangement still applies to owners today.
Sources describe boat access differently. Some listing records show a boat slip, one 2022 listing describes the first right to rent a boat slip, and a 2023 listing refers to a 43-slip marina and off-site slip access. County legal descriptions for the units name parking spaces and storage lockers but not boat slips. Do not assume a slip conveys; ask the seller and the association what, if any, slip rights come with the unit and on what terms.
Rules buyers ask about
Rentals
One agent page, listing records from 2021 through 2023 and a vacation rental manager all report a two week minimum rental term. One 2022 listing showed no minimum in the lease field but stated a two week minimum in its remarks. Rental rules can change by owner vote, and the city has its own short-term rental rules, so confirm the current minimum, any limit on the number of rentals per year and any registration or approval steps before you rely on rental income.
Pets
Agent pages and listing records from 2022 and 2023 describe two domestic pets with no weight limit, and a 2026 rental listing for a unit here shows two pets allowed with no weight limit. One vacation rental page shows no pets for its guests, which may be that owner’s or manager’s policy. Confirm the current rule, including any breed rules or registration, with the association.
Parking
County legal descriptions name two parking spaces for each unit, and most also name a storage locker. Listing records describe covered parking in a gated garage under the building, and a rental manager describes limited visitor parking. Confirm which spaces and locker convey with the unit you are considering.
Building condition and condo law
The Harbor is a newer building, completed between 2020 and 2022, so its first milestone inspection is years away. The City of Madeira Beach building safety inspection page says buildings of three or more stories within three miles of the coastline need their first milestone inspection at 25 years. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for, and this building is reported at four or five stories. We did not find a public record of the association’s SIRS or of any special assessment.
Ask the association or the seller for:
- The most recent SIRS and the current reserve schedule
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments
- Any construction defect claims, warranty items or open disputes with the developer, and whether the association has completed turnover from the developer
We did not find public news reports about the Harbor specifically after Hurricanes Helene and Milton in 2024. Guest reviews on one vacation rental page mention a stay cut short by Hurricane Helene and the pool and hot tub still being worked on after the hurricanes. Storm surge from those storms caused widespread damage in Madeira Beach. Ask how the garage, pool deck, docks and building systems fared, how any repairs were funded and whether any insurance claims are still open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our beach condo buyer checklist lists the questions in order.
Flood and insurance
Listing records from 2022 and 2023 show the Harbor in flood zone X. The building is on the water, and a zone shown on an older listing may not reflect the current map or the building’s elevation. Confirm the current zone and elevation details for the building, ask for the master policy declarations including wind and flood coverage and deductibles, and get quotes for your own HO-6 and flood coverage early in your inspection period. If you plan to rent, ask your insurance agent about coverage for rental use. Our flood zones and insurance guide walks through flood maps, elevation and coverage. For other buildings on the water, see our waterfront condos on the Pinellas beaches guide.
