Madeira Beach Condos: A Building-by-Building Guide

The short answer: Madeira Beach condos come in two types. Gulf-front buildings sit along Gulf Boulevard on the beach, and many of them allow rentals of two weeks or less, which makes this one of the more rental-friendly condo markets on the Pinellas beaches. Bay side condos sit on the Intracoastal, with several clustered along 150th Avenue and Medallion Boulevard. City zoning sets long minimums in the R-1 and R-2 residential districts, and each association adds its own rules on top.

How Madeira Beach condos differ

Gulf-front versus Intracoastal

Gulf-front condos here give you direct beach access and sunset views, and the buildings on our list below appear on an agent list of condos with rental minimums of two weeks or less. Intracoastal condos face the bay side, and several cluster around 150th Avenue and Medallion Boulevard. Boaters often look at the bay side first because docks and slips are more common there.

Building ages

Madeira Beach has a mix of older low-rise and mid-rise buildings and newer bay side projects. The directories we used do not publish year built for most buildings, so we have not listed ages in the table. Get the year built, roof age, and major project history from the association and the county property appraiser before you make an offer. Older buildings deserve a close look at concrete restoration, windows, and reserve funding.

Rental rules by zoning

A City of Madeira Beach letter on short-term rentals says rentals in the R-1 single-family district must be at least 6 months and rentals in the R-2 low-density multifamily district must be at least 3 months, with an exception for properties legally rented short term before February 28, 2006. The same letter says operators need a city business tax receipt, a state lodging license, and proof of tourist development tax payment. Which district a building sits in makes a large difference. According to a private investor guide, R-3 and commercial districts carry no city minimum stay; confirm the zoning of a specific building with the city. Flood zones and insurance

Madeira Beach is low-lying barrier island, and both Gulf-front and bay side condos carry flood exposure. The association insures the structure; you carry an HO-6 policy and usually a separate flood policy. Ask for the building elevation certificate and the master policy. Repairs after the 2024 storms

Hurricanes Helene and Milton in 2024 brought storm surge into Madeira Beach, affecting ground floors, parking areas, pools, and building systems. Repair progress varies widely by building. Ask the association what was damaged, what has been completed, what remains open, and how any shortfall between insurance proceeds and repair costs will be funded.

What to check before you buy a condo here

  • Inspections, reserves, and SIRS. Florida requires milestone structural inspections and structural integrity reserve studies for condo buildings three stories and taller. Ask for both, the budget, and any pending special assessments. See our condo inspections, reserves, and SIRS guide.

  • Storm repair status. Ask for board minutes from the last 24 months, open permits, and the status of 2024 insurance claims.
  • Boat slips. On the bay side, find out whether a slip is deeded, assigned, or leased, and whether it transfers with the unit.
