Driftwood Sands Condos, Indian Rocks Beach

By John and Nicole, Team Beachside. Updated October 2026.

Driftwood Sands is a single Gulf-front condo building at 2618 Gulf Boulevard at the north end of Indian Rocks Beach, built in 1982. An agent page shows five floors, and listing records describe two to four bedroom units of about 1,270 to over 2,000 square feet, a heated beachfront pool and two elevators. Sources consistently show a one month rental minimum and a 25 pound pet limit, while they disagree slightly on the unit count.

We are John and Nicole, licensed Florida Realtors with LoKation Real Estate. This page pulls together what county parcel records, listing records, an agent building page and a vacation rental page say about Driftwood Sands, shows where those sources disagree, and flags what you should confirm with the association before you buy. We did not find a public association website for this building.

Location and setting

Driftwood Sands sits on the Gulf side of Gulf Boulevard near the north end of Indian Rocks Beach. Listings describe Gulf views from the balconies (one describes a southwest-facing balcony) and direct beach access, and one earlier listing describes the property as sitting on 240 feet of beach.

For more on the city, see our Indian Rocks Beach guide.

Residences and amenities

An agent page describes two, three and four bedroom plans from about 1,270 to over 2,000 square feet. The listings we opened were all three bedroom, two bath units: 1,270 square feet for a fifth floor unit that sold in 2025, 1,340 square feet for a fourth floor unit, and 1,460 square feet for a first floor unit that one listing calls the largest three bedroom unit in the complex. We could not confirm the four bedroom or 2,000 square foot plans from listing records, so ask for the floor plan and square footage of the specific unit. Listings and a rental page mention features such as impact-resistant windows or storm-proof sliding doors and wood burning fireplaces in some units, so condition varies by unit.

Listing records and the agent page describe these shared features:

  • A heated beachfront pool (saltwater, per a 2025 listing) with a sundeck
  • A beachside pavilion or gazebo with gas and charcoal grills, a sink and serving areas
  • Two elevators
  • A library or meeting room
  • A shuffleboard court
  • Bike racks, kayak storage and private storage lockers
  • An outdoor shower and poolside restrooms
  • Assigned and guest parking

Rules buyers ask about

Rentals

Sources agree on a one month minimum here. The agent page shows a 1 month minimum, a listing that sold in August 2025 refers to a “30 day min rental policy”, an earlier listing describes a “1 month minimum rental policy”, and a vacation rental page says the association requires a one month minimum lease and charges a rental application fee. Confirm the current minimum, any limit on the number of leases per year and the approval process with the association.

The City of Indian Rocks Beach also regulates vacation rentals. Ordinance 2023-02, adopted May 9, 2023, added vacation rental rules to Chapter 18, Article V of the city code, and Sec. 18-204 requires registration. The city’s application defines a transient public lodging establishment as a unit rented to guests more than three times in a calendar year for periods of less than 30 days or one calendar month, whichever is less. With a one month association minimum, ask the city whether registration applies to the rental terms you plan to offer. See the city’s vacation rental information page and our short-term rental rules guide.

Pets

Sources agree on a 25 pound limit. The agent page shows one pet up to 25 pounds. A listing that sold in August 2025 says “2 cats or 1 dog up to 25lbs welcomed for owners”, and an earlier listing describes the building as pet friendly up to 25 pounds (one dog or two cats). A vacation rental page says pets are not allowed for guests in that unit. Get the current association rule in writing, including whether tenants may have pets.

Parking

County legal descriptions give each unit the use of specific numbered parking spaces, under the building, covered or open, and a numbered storage unit. Some units have two or three spaces. Listings describe deeded under-building spaces and guest parking. Confirm which spaces and storage unit convey with the unit you are considering.

Building condition and condo law

Driftwood Sands was built in 1982 and is five floors tall, which places it under Florida’s milestone inspection law. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. Two listing records address this: one says the milestone inspection was completed with no phase 2 required and no assessments proposed, and another says the “Milestone Inspection Study (& SIRS)” was completed with no phase 2 required. The earlier listing also said a raised wooden deck would be updated in 2024 with no additional costs to owners. We did not find the reports themselves or any public record of a special assessment.

Ask the association or the seller for:

  • The milestone inspection summary, and whether any repairs followed
  • The most recent SIRS and the current reserve schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including for hurricane repairs, the pool deck, the roof or concrete

We did not find public news reports about Driftwood Sands specifically after Hurricanes Helene and Milton in 2024. Two listings written after the October 2024 hurricane, one of which sold in August 2025, mention restoring the pool area and landscaping. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches, so ask how ground level areas, parking, the pool and building systems fared, how any repairs were funded, and whether any insurance claims are still open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our beach condo buyer checklist lists the questions in order.

Flood and insurance

The listing records we opened did not state a FEMA flood zone for Driftwood Sands. As a Gulf-front building, it sits in a coastal flood area. An earlier listing says the association fee covers flood insurance; ask for the master policy declarations, including wind and flood coverage and deductibles, confirm the current zone and elevation details for the unit you are considering, and get quotes for your own HO-6 and flood coverage early in your inspection period.

The City of Indian Rocks Beach flood hazard page says that when the cost of improving a building equals or exceeds 50 percent of its market value before construction, the work is a substantial improvement and the building must meet the same construction requirements as a new building. The city’s permit pre-approval form cites Sec. 14-34 of the city code for this 50 percent limit. After the 2024 storms, the city said its consultant was completing substantial damage evaluations for every building, so ask the association whether the building received a substantial damage or not substantially damaged letter. Our flood zones and insurance guide walks through flood maps, elevation and coverage. For other buildings on the water, see our waterfront condos on the Pinellas beaches guide.
