Redington Towers is a guard-gated, three-tower Gulf-front condo complex at 17900, 17920 and 17940 Gulf Boulevard in Redington Shores, built between 1974 and 1982. Units are mostly two bedroom plans of about 1,000 to 2,000 square feet. Sources show no pets and no short-term rentals, so it suits full-time and seasonal owners more than vacation rental investors.

Location and setting

Redington Towers sits on the Gulf side of Gulf Boulevard in Redington Shores. Agent pages describe it as a guard-gated community with one of the larger pool deck areas on this stretch of beach, and wide balconies with Gulf views.

Residences and amenities

An agent page describes primarily two bedroom, two bath units between about 1,000 and 2,000 square feet. A building page lists two bedroom plans of about 1,165 to 1,935 square feet and three bedroom plans of about 1,739 to 2,035 square feet. Listings range from original condition to full renovations, and an agent page says most units have one parking space, with some offering two.

Listing records and building pages describe these shared amenities:

  • A fitness center, clubhouse, and sauna
  • A recreation room, library, billiards and ping pong rooms, and a community kitchen
  • Grilling areas
  • 24-hour gated security and private beach access

Rules buyers ask about

Rentals

Sources do not agree on a single rental minimum. A building page lists short-term rentals as not allowed. One vacation rental listing at Redington Towers shows a 90 night minimum, and an annual rental listing shows a 12 month lease with association approval required. Ask the association for the current minimum, how many leases are allowed per year, and the approval process.

The town rules matter too. The Town of Redington Shores rental regulations prohibit transient rentals in the RS-7, RS-10, RD-15, and RM-15 districts and permit them in the ROR-15 and CTF districts, with a $500 per day fine for violations. Pets

Building pages and recent listings say pets are not allowed. Confirm with the association, including rules for service and support animals.

Fees

Fee figures vary widely across sources, from about $500 to $700 per month on one agent page to a range of $753 to $1,550 on a building page. One listing says fees cover cable TV, electricity, grounds care, insurance, internet, security, sewer, trash, and water. Ask for the current budget for the tower and unit size you are considering.

Building condition and condo law

With towers built from 1974 to 1982 and about 20 stories, Redington Towers falls under Florida’s milestone inspection and structural integrity reserve study (SIRS) rules. An agent directory lists the towers as separate condominiums, Redington Towers 1, 2 and 3, so ask for documents for the specific tower. Request:

  • The milestone inspection summary, and whether any repairs followed
  • The most recent SIRS and the reserve funding schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including for concrete, balconies, or windows
