Location and setting

Lands End sits on a peninsula at the southern end of Sunset Beach, the residential stretch at the south end of Treasure Island. Agent pages describe it as the southernmost condo on Treasure Island, with a waterfront boardwalk on three sides of the property. Mansions by the Sea is its neighbor to the north.

The owner rental site notes restaurants and nightlife within walking distance and more about two miles away by bicycle. For more on the city, see our Treasure Island guide.

Residences and amenities

The owner rental site says most units are two bedroom, two bath, with some one bedroom, one bath units. Listing records show sizes from about 700 square feet for one bedroom units to about 1,140 square feet or more for two bedroom units. Listings describe Mediterranean or Spanish style architecture, private balconies and in-unit laundry, with many units sold furnished.

The owner rental site and agent pages describe these shared features:

  • A large heated pool and two hot tubs
  • Two lighted tennis courts and a pickleball court
  • Sand volleyball and shuffleboard
  • Gazebos, grills and a picnic area
  • A waterfront boardwalk and beach walkway
  • A fishing deck and kayak and bike storage, according to an agent page
  • Gated entry with 24 hour security

Rules buyers ask about

Rentals

Several listing records state the complex allows 7 day rentals, and the owner rental site lists a minimum stay of 7 days. That makes Lands End one of the few Treasure Island complexes where weekly renting is possible. Rental rules can change by owner vote, and the city has its own short-term rental requirements, so confirm the current association minimum, any registration or approval steps and how rentals are managed. Our guide to short-term rental rules on the Pinellas beaches covers the city side.

Pets

Listing records and agent pages show one dog or cat up to 35 pounds allowed. Ask whether tenants and renters may bring pets, and confirm the current rule with the association.

Parking

Listing records show assigned parking under the buildings, with some units listing two covered spaces, plus guest parking. Confirm which spaces convey with the unit you are considering.

Building condition and condo law

Lands End buildings date from the 1980s and listing records show them at four stories, which would place them under Florida’s milestone inspection law and the requirement to complete a structural integrity reserve study (SIRS) and fund reserves for the items it covers. A listing that sold in February 2025 states that the milestone inspection had been completed. With 10 buildings, ask for documents covering each one. Request:

  • The milestone inspection summaries, and whether a phase two inspection or repairs followed
  • The most recent SIRS and the reserve funding schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including for roofs, the seawall, the boardwalk or concrete

We did not find public news reports about Lands End specifically after Hurricanes Helene and Milton in 2024. Guest reviews quoted on the owner rental site mention staff describing roof work and dredging to restore from Helene. Ask what was damaged, how repairs were funded, whether work is complete and whether any insurance claims remain open. Our guide to Florida condo milestone inspections, reserves and SIRS covers what to look for, and our seawall and dock inspection guide helps with waterfront structures.

Flood and insurance

Lands End is surrounded by water on three sides, and listing records cite a high flood risk score for the buildings. Ask for each building’s flood zone and elevation information, the master policy declarations including wind and flood deductibles, and quotes for your own HO-6 and flood coverage early in your inspection period. If you plan to rent weekly, ask your insurance agent about coverage for short-term rental use. Our flood zones and insurance guide explains how zones and elevation affect coverage on the Pinellas beaches.
