- Pricing from what actually happened. Before we suggest a price, we look at what sold, what sat and what expired near you, and we put insurance, flood and association costs on the table up front.
- Marketing for the buyer who is not here yet. Many beach buyers live out of state. Listings get professional photos, specific copy and outreach beyond the MLS.
- A written update every week while your home is listed: views, showings, feedback and what we are changing.
- Straight answers. If the right move is to wait, we say so.
What we publish
We research the beaches the way buyers do. The site has more than 50 condo building guides, guides to each beach town, home value pages for each town, and a Pinellas beach market report built from Stellar MLS sales and updated monthly. Each guide lists its sources.

Meet the Team
John
Listings, pricing, and marketing. John spent roughly twenty years leading marketing for technology companies and nearly five marketing for a home builder. He also spent part of his childhood on St. Pete Beach. He builds the pricing analysis and marketing plan for every listing.
Nicole
Showings, buyers, and keeping every transaction on track. Before real estate, Nicole was an assistant principal at several Pinellas County schools.
