Coral Pointe Condos, St. Pete Beach

By John and Nicole, Team Beachside. Updated October 2026.

Coral Pointe at Harbourside is a six-building condo community at 8000 to 8041 Sailboat Key Boulevard South in St. Pete Beach, built from 1990 to 1992 on Boca Ciega Bay inside the gated Harbourside community. County parcel records list 140 units, and listings describe mostly two bedroom, two bath units of about 1,265 to 1,300 square feet, with larger top-floor penthouses. Public sources report a 3 month rental minimum, and most show one pet up to 20 pounds.

We are John and Nicole, licensed Florida Realtors with LoKation Real Estate. This page pulls together what county parcel records, listing records and third-party building pages say about Coral Pointe, shows where those sources disagree, and flags what you should confirm with the association before you buy. Listings name Qualified Property Management as the manager; we could not open its association portal.

Location and setting

Coral Pointe sits on Sailboat Key Boulevard South, which listings describe as an island surrounded by Boca Ciega Bay and the Intracoastal Waterway, with Coral Pointe at its end. The agent building page describes the buildings on the northern tip of a peninsula with views of Boca Ciega Bay. Listings describe a gated community of about 45 acres, a concrete seawall, a fishing pier and sunrise and sunset water views.

The wider Harbourside community crosses a city line. County parcel records place all Coral Pointe units in St. Pete Beach, with a 33707 ZIP code, while neighboring Harbourside condos farther up Sailboat Key Boulevard are recorded in South Pasadena. One 2025 listing describes Coral Pointe as being in South Pasadena; the county records say St. Pete Beach.

For a broader look at the island, see our St. Pete Beach guide. To compare other buildings on the water, see our waterfront condos guide.

Residences and amenities

County parcel records show six buildings: Building A at 8000, Building B at 8001, Building C at 8020, Building D at 8021, Building F at 8040 and Building E at 8041 Sailboat Key Boulevard South. Buildings A through D each have six units on each of four floors. Buildings E and F each have six units on each of the first three floors and four larger units on the fourth floor, recorded as penthouses in Building F. Listing records show two bedroom, two bath units of 1,265 and 1,300 square feet, many with a den, office or bonus room, and a 2025 listing describes a three bedroom, top-floor penthouse of 1,983 square feet. Ask for the floor plan and square footage of the specific unit.

Listing records and building pages describe these amenities in the Harbourside community:

  • Several heated pools (listings say 6), a hot tub and saunas
  • Tennis courts and pickleball courts
  • Two fitness centers
  • A clubhouse with a kitchen and library, and shuffleboard
  • A marina with 3 docks and 87 deeded slips, which listings say are owned or rented from other owners
  • Kayak racks, a fishing pier and a waterfront walking trail of about 1.5 miles
  • Car wash stations and electric vehicle chargers
  • A gated entrance with a 24-hour guard

Listings describe the buildings as solid steel-reinforced concrete construction, and several mention impact windows or hurricane shutters added by owners. A 2024 listing says the elevator was recently updated and the clubhouse recently renovated. Ask the association for the dates, scope and funding of any recent projects.

Rules buyers ask about

Rentals

The agent building page, a 2022 listing and a 2023 rental listing all show a 3 month minimum. Under that rule, nightly and weekly rentals are not allowed. Other listing records show that lease restrictions apply and that association approval is required, without stating a minimum, and one 2025 listing record shows the minimum lease field as 0. Rental rules can be amended by owner vote, so confirm the current minimum, any limit on the number of leases per year, and the approval process with the association before you write an offer.

Pets

Most public sources show one pet up to 20 pounds, including the agent building page and listing records from 2021, 2022, 2024 and 2025; one 2022 listing limits that to owners. A few sources differ: a 2023 listing shows pets not allowed, a 2023 rental listing says no pets for that unit, and a 2024 listing shows one small dog of 16 to 35 pounds. Get the current rule in writing from the association. Our St. Pete Beach condo pet rules guide compares rules across buildings.

Parking and boat slips

County legal descriptions pair each Coral Pointe unit with the use of a numbered parking space, and the fourth-floor units in Buildings E and F with two spaces. Listings describe these as covered spaces under the building, plus guest parking. A few legal descriptions also include the use of a Harbourside boat slip. Confirm which space and any slip convey with the unit you are considering.

Building condition and condo law

The Coral Pointe buildings were built from 1990 to 1992 and are four stories tall, which places them under Florida’s milestone inspection law. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for. We did not find a public record or news report of the milestone inspection status of the Coral Pointe buildings or of any special assessment.

With six buildings under one condominium, ask the association or the seller for:

  • The milestone inspection summary for the specific building, and whether a phase two inspection or repairs followed
  • The most recent SIRS and the current reserve schedule
  • The current budget and annual financial statement, plus any Harbourside master association budget
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including for roofs, seawalls and docks

We did not find public news reports about Coral Pointe specifically after Hurricanes Helene and Milton in 2024. A 2024 listing says the community’s underground utilities did not lose power during Hurricane Milton, and a 2025 listing says its penthouse had no wind damage or water intrusion during the storms. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches and bayfront areas, so ask how ground level areas, parking, the pools, the docks and building systems fared, how any repairs were funded, and whether any insurance claims are still open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, our seawall and dock inspection guide covers the waterfront side, and our beach condo buyer checklist lists the questions in order.

Flood and insurance

Listing records for units at Coral Pointe from 2023 and 2025 show flood zone AE, and one 2024 listing shows zone A. Other listings say flood insurance is required. Confirm the current zone and elevation details for the unit you are considering, especially for a first-floor unit. Ask for the master policy declarations, including wind and flood coverage and deductibles, and get quotes for your own HO-6 and flood coverage early in your inspection period. Our St. Pete Beach flood zones and insurance guide walks through flood maps, elevation and coverage.

Buying or selling at Coral Pointe

Sales at Coral Pointe vary by building, floor, view and renovation level, so a building-wide average is not very useful. Ask us for recent sales and current listings at Coral Pointe, broken out by building and floor plan, and we will send them over. You can contact us here or call (727) 955-1222.

If you own at Coral Pointe and are thinking about selling, start with a home valuation, and read our guide to selling a condo in St. Pete Beach, including how to prepare the association documents buyers will ask for. To compare other buildings on the island, browse our St. Pete Beach condos index or every beach condo building guide.

Team Beachside is not affiliated with Coral Pointe at Harbourside, the Harbourside community or their associations. Facts on this page come from county parcel records, listing records and third-party building pages available as of October 2026, and that data can be incomplete or inconsistent. Rules, fees, assessments and building conditions change. Verify all information with the association and its governing documents, the City of St. Pete Beach, and your own inspector, insurer, lender and attorney before you rely on it.
