Tides Beach Club is a gated Gulf-front condo community in North Redington Beach, with six buildings on about 10 acres at 16450, 16550 and 16750 Gulf Boulevard, built from 1998 to 2000. Units are large two and three bedroom plans, and the community allows pets. Rental minimums differ by source, from one month to 90 days, so confirm before you plan on rental income.

Tides Beach Club sits on the Gulf side of Gulf Boulevard in North Redington Beach, with a security gate at the entrance and, per one agent page, entry security at each building. Agent pages describe a resort-like setting with three beachfront pools.

Residences and amenities

Agent pages describe large two and three bedroom condos, with one page listing about 1,400 to 2,300 square feet and another showing listed units from about 1,230 to 2,360 square feet. Recent listings describe hurricane impact windows in some units. One listing says Building 1 has a beachfront pool and hot tub reserved for its residents.

Rentals

Sources conflict. One agent page lists a one month minimum. Another says 90 day minimum rentals are allowed and, in the same listing, that leases have a 30 day minimum. The Town of North Redington Beach states that all residential zoning districts have a 90 day minimum rental restriction. Pets

Sources agree on two pets but not on size. One agent page lists two pets up to 60 pounds. Recent listings say two pets up to 35 pounds. Get the current rule in writing from the association.

Fees

Agent pages put monthly fees at about $800 to $900, or an average of about $900. One page says fees include exterior maintenance, pool maintenance, reserves, pest control, security, trash, cable TV, water, and sewer. Fees may differ by building and unit size, so ask for the current budget.

Building condition and condo law

Built from 1998 to 2000 with seven floors, Tides Beach Club is newer than many towers on the beach, but Florida’s milestone inspection and structural integrity reserve study (SIRS) rules still apply to buildings of this height as they age. Request:

  • The milestone inspection status for each building
  • The most recent SIRS and the reserve funding schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments

One recent listing notes a 2025 roof for that building. We did not find public news reports about Tides Beach Club after the 2024 hurricane season.
