Mandalay Beach Club is a Gulf-front condo community at 10 Papaya Street and 11 San Marco Street on Clearwater Beach, built in 2002, with two buildings and units from two to five bedrooms. It suits full-time residents and seasonal owners who want a newer beachfront building near Pier 60 with larger floor plans, and it is not a fit for nightly or weekly rental investors.

Location and setting

A building directory places Mandalay Beach Club on the beach in the heart of Clearwater Beach, steps from Pier 60 and next to restaurants and entertainment, with beach, Gulf and town views. Residences and amenities

Floor plans here are large for the beach. A building page lists two bedroom units of about 1,550 to 1,675 square feet, three bedroom units of about 2,000 to 2,015 square feet, and four bedroom units of about 4,065 to 5,140 square feet. A building site run by a real estate team lists two to five bedrooms from about 1,460 to 5,400 square feet.

Rules buyers ask about

Rentals

The building directory and the building site both show a one month minimum rental. One listing record shows no stated minimum in its lease field, so do not rely on listing data alone. The City of Clearwater does not allow rentals under 31 days or one calendar month on residentially zoned property, according to its Citizens Guide to Code Compliance. Pets

The directory and a building page show two pets up to 40 pounds, and a recent listing also shows a 40 pound limit with breed restrictions. The building site shows a 35 pound limit. Get the current rule in writing.

Fees

Fees vary by unit size, and sources differ. One recent listing shows $1,213 a month, covering items such as insurance, building and grounds maintenance, management, security, water, sewer and trash. A building page shows a range of about $1,464 to $3,600 a month. Confirm the current budget and what it includes.

Building condition and condo law

As a high-rise condo, Mandalay Beach Club falls under the structural integrity reserve study requirement in section 718.112, Florida Statutes. Under section 553.899, the first milestone inspection is due by December 31 of the year a building reaches 30 years, and a local agency may require it at 25 years. With a 2002 build year, ask the association and the city when the first inspection is scheduled. Request:

  • The most recent structural integrity reserve study and reserve funding schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments
  • The master insurance policy declarations, including wind and flood deductibles

We did not find public reports about storm damage at Mandalay Beach Club specifically after Hurricanes Helene and Milton in 2024.
