Neighborhood Guides: St. Pete Beach and Nearby Waterfront Areas

Updated October 2026. Every neighborhood below has two pages: a guide for buyers (where it is, the homes, water access, flood and rental rules) and a home value page for sellers. Pick the area you are looking at.

We are John and Nicole Kavaliauskas, licensed Florida Realtors with LoKation Real Estate. We live and work on the Pinellas Gulf beaches.

St. Pete Beach neighborhoods

St. Pete Beach was formed in a 1957 referendum that consolidated Pass-a-Grille, Don CeSar Place, Belle Vista and St. Petersburg Beach. The City of St. Pete Beach sets the flood, permit and rental rules in every neighborhood in this table. For the city as a whole, see our St. Pete Beach guide and St. Pete Beach home values.

Subdivision and listing records use Belle Vista. Bella Vista is a common alternate spelling for the same St. Pete Beach neighborhood.
