Neighborhood Guides: St. Pete Beach and Nearby Waterfront Areas

Updated October 2026. Every neighborhood below has two pages: a guide for buyers (where it is, the homes, water access, flood and rental rules) and a home value page for sellers. Pick the area you are looking at.

Still deciding between towns? Our beach towns compared page puts St. Pete Beach, Treasure Island, Madeira Beach, Indian Rocks Beach and Clearwater Beach side by side on prices, flood insurance, the 2024 storms and rental rules.

We are John and Nicole Kavaliauskas, licensed Florida Realtors with LoKation Real Estate. We live and work on the Pinellas Gulf beaches.

How to use this page

Start with the town, because the city sets the flood, permit and rental rules for every street in it. Then open the neighborhood guide. Most guides include what Pinellas County parcel records show (recorded plat names, how many parcels are single-family homes, duplexes, condos or vacant lots), how the homes reach the water, the rental rule that applies, and a before-you-buy list. Each guide pairs with a home value page for sellers. The table near the bottom compares what each guide covers.

St. Pete Beach neighborhoods

St. Pete Beach was formed in a 1957 referendum that consolidated Pass-a-Grille, Don CeSar Place, Belle Vista and St. Petersburg Beach. The City of St. Pete Beach sets the flood, permit and rental rules in every neighborhood in this table. For the city as a whole, see our St. Pete Beach guide and St. Pete Beach home values.

St. Pete Beach waterfront neighborhoods by water access

Team BeachSide’s neighborhood guides describe the water each St. Pete Beach neighborhood sits on. For any waterfront home, confirm the depth at the dock and along the route out, any bridge clearance on that route, dock and lift permits, and the seawall’s condition. Our seawall and dock inspection guide lists what to check.

Neighborhood Water What our guide notes
Boca Ciega Isle Open bay water Many homes face open water, with quick access to the Intracoastal and the Gulf and more exposure to wind and waves than a protected canal
Bahia Shores Canals Canal lots with protected dockage and a route out to the bay and the Gulf
Three Palms Point Canals Canal lots with protected dockage and a route to the bay and the Gulf
Belle Vista Bayous Homes along the Nicholson and McPherson bayous; bayou-front lots can have a seawall and a private dock
Vina del Mar Bay-side island A residential island on the bay side; docks over state-owned submerged land in the Boca Ciega Bay aquatic preserve have size limits
Pass-a-Grille Gulf side and bay side Gulf-side and bay-side streets, and a public bay-side pier at the end of 8th Avenue
Don CeSar Place Near the Gulf and the Bayway Homes, townhomes and condos within a short walk of the beach and the Pinellas Bayway

Pass-a-Grille, Don CeSar Place, Vina del Mar, Belle Vista, Boca Ciega Isle, Bahia Shores and Three Palms Point. Each has a buyer guide and a home value page.

Subdivision and listing records use Belle Vista. Bella Vista is a common alternate spelling for the same St. Pete Beach neighborhood.

No. City of St. Petersburg sources treat both as part of St. Petersburg, so St. Petersburg flood, permit and rental rules apply. Confirm the jurisdiction on the Property Appraiser record for a specific parcel.
