We are John and Nicole Kavaliauskas, licensed Florida Realtors with LoKation Real Estate. Here is what public sources and listing records show about Bahia Shores, and what to confirm before you buy.
Where Bahia Shores is
A local real estate profile places Bahia Shores north of the Pinellas Bayway, about two miles north of the Don CeSar, and describes it as a canal community with no through traffic (New Home Future). Barkett Realty’s neighborhood overview groups it with Three Palms Point and Brightwater as parallel neighborhoods with water access to the Gulf and the Intracoastal Waterway.
Pinellas County parcel data records the neighborhood as Bahia Shores plus its first through sixth additions: 127 parcels, all coded as single-family homes, on 59th Avenue, 2nd Street East and the island-named streets Bahama, Bahia, Bahia Honda, Bali, Balao, Bikini and Bimini Way, North and South. Do not confuse it with the Bahia Shores Condo on Bahia del Mar Circle, which county records place in St. Petersburg.
Homes and lots
Bahia Shores is single-family homes. New Home Future describes floor plans of about 2,000 to 5,000 square feet and no HOA fees for single-family homes. One recent listing on 59th Avenue, in the Bahia Shores 3rd Addition, was built in 1967, is in flood zone AE and has no homeowners association (listing). Original 1960s homes and newer or rebuilt homes sit side by side, so condition and elevation vary.
Water and boating
Canal lots give protected dockage with a route out to the bay and the Gulf. Before you buy, confirm depth at the dock and along the canal, any bridge clearance on the route, dock and lift permits, and seawall condition. Our seawall and dock inspection guide lists what to look for.
Flood zones, elevation and the 2024 storms
Most homes on St. Pete Beach sit in FEMA high-risk flood zones (AE or VE), so flood insurance is required for a federally backed mortgage and the elevation of the house drives both the premium and what you can do to it later. Hurricane Helene pushed a major surge into Pinellas County in September 2024; the National Hurricane Center Helene report lists water levels of 7.26 feet above mean higher high water at Madeira Beach and a record at the St. Petersburg tide gauge. Hurricane Milton followed two weeks later.
For any Bahia Shores address, look up the zone on the FEMA Flood Map Service Center, check for an elevation certificate on the Pinellas County elevation certificate map, and ask whether the city made a substantial damage determination after 2024. Our St. Pete Beach flood zone and insurance guide and FEMA 50% rule guide explain what those answers mean.
Rental rules
According to the Pinellas Realtor Organization summary of local rental rules, St. Pete Beach allows stays under 30 days only in the RM zoning district and the Pass-a-Grille overlay, and no more than three times in 12 months. Rentals of 30 days or longer are allowed in any district. Check the zoning of the specific lot with the city before you count on rental income, and see our short-term rental rules by city.
