Where Paradise Island is

Pinellas County parcel data places Paradise Island homes on Paradise Boulevard, Tarpon Drive, Dolphin Drive, Yacht Club Drive, Bellevue Drive, Marina Terrace, Island Drive, Paradise Lane and Treasure Lane, all with Treasure Island addresses. Our Treasure Island condo guide notes that bay-side buildings on Paradise Island face Boca Ciega Bay.

What county records show

The county records Paradise Island as the original plat plus first through sixth additions, with about 326 parcels coded as single-family homes. The separate Paradise Island Towers condominium adds about 147 units; see our Paradise Island Towers guide. Neighborhoods.com says the community dates to 1953, with homes built from 1951 to 2021 and roughly 1,300 to 5,100 square feet.

Water and boating

Many lots are on the water. Confirm depth at the dock and along the route to open water, any bridge clearance, dock and lift permits, and seawall condition. Our seawall and dock inspection guide lists what to look for.

Flood zones, elevation and the 2024 storms

Hurricane Helene pushed a major surge into Pinellas County in September 2024; the National Hurricane Center Helene report lists water levels of 7.26 feet above mean higher high water at Madeira Beach. Hurricane Milton followed two weeks later. For any Paradise Island address, look up the zone on the FEMA Flood Map Service Center, check for an elevation certificate on the Pinellas County elevation certificate map, and ask whether the city made a substantial damage determination. Treasure Island explains its process on its 50% rule page and post-hurricane FAQ.

Rental rules

Treasure Island regulates short-term rentals by zoning district, per its short-term rental information page. Tourist dwellings are not permitted in the RU-75 single-family district, where more than two changes of occupancy in 12 months counts as a tourist dwelling, or in the RM-15 multi-family district. They are permitted in the CG, RFM-30, RFH-50 and PR-MU districts. Permitted rentals also need a state license, a city business tax receipt and tourist tax collection. Check the zoning of the specific Paradise Island lot with the city before you count on rental income, and see our short-term rental rules by city.

This page provides general information only and is not legal, tax, or insurance advice. Parcel counts come from Pinellas County parcel data as of October 2026 and change over time; neighborhood boundaries in listing records are informal. Flood rules, substantial damage determinations, permitting, zoning and rental regulations change and apply differently to each property. Verify details with the city, Pinellas County, FEMA, your insurer, lender or a licensed attorney before making decisions. John and Nicole are licensed Florida Realtors with LoKation Real Estate.
