Capri Isle, Treasure Island: Neighborhood Guide

Capri Isle is a bay-side canal neighborhood of Treasure Island, along Capri Boulevard, 126th Avenue and the numbered streets East. County records spell it Capri Isle. Listings sometimes say Isle of Capri, both here and for homes in the neighboring Coney Island plat; in county records, Isle of Capri is only a small townhome complex on 126th Avenue.

Where Capri Isle is
Pinellas County parcel data places Capri Isle homes on 126th Avenue, Capri Boulevard, Third through Seventh Street East, and parts of 116th, 119th and 123rd Avenues, all with Treasure Island addresses.
What county records show
The county records two main plats, Capri Isle and Capri Isle Subdivision, plus small condo complexes such as Capri Isle Garden Apartments. Together they hold about 470 parcels: 363 coded as single-family homes, about 54 condo units and 16 small multifamily buildings. Neighborhoods.com says the community dates to 1960, with homes built from 1958 to 2003 and no association fees for single-family homes.
Water and boating
Canal lots give protected dockage. Confirm canal depth, the route and time to open water, bridge clearance, dock and lift permits, and seawall condition. Our seawall and dock inspection guide lists what to look for.
Flood zones, elevation and the 2024 storms
Hurricane Helene pushed a major surge into Pinellas County in September 2024; the National Hurricane Center Helene report lists water levels of 7.26 feet above mean higher high water at Madeira Beach. Hurricane Milton followed two weeks later. For any Capri Isle address, look up the zone on the FEMA Flood Map Service Center, check for an elevation certificate on the Pinellas County elevation certificate map, and ask whether the city made a substantial damage determination. Rental rules
Treasure Island regulates short-term rentals by zoning district, per its short-term rental information page. Tourist dwellings are not permitted in the RU-75 single-family district, where more than two changes of occupancy in 12 months counts as a tourist dwelling, or in the RM-15 multi-family district. They are permitted in the CG, RFM-30, RFH-50 and PR-MU districts. Permitted rentals also need a state license, a city business tax receipt and tourist tax collection. Before you buy in Capri Isle
- Confirm the recorded subdivision and lot on the Pinellas County Property Appraiser record
- Get the flood zone, elevation certificate and current flood policy
- Ask for permits, invoices and any substantial damage letter for work since 2024
- For a waterfront lot, inspect the seawall and dock and confirm water depth and the route to open water
- Get flood and wind insurance quotes early in the inspection period
- Check the zoning if rental income matters to you
