Which town

Pinellas County municipal boundary data puts most of Lone Palm Beach in the Town of Redington Beach and the southern part in the City of Madeira Beach. Of about 400 parcels, roughly 296 are in Redington Beach and 105 in Madeira Beach. Which town a lot is in decides its permit, flood and rental rules, so confirm it on the Property Appraiser record first.

Rental rules differ between the two towns, which matters to investor buyers.

Gulf side or east of Gulf Boulevard

County parcel data shows about 45 Lone Palm Beach lots on the Gulf side of Gulf Boulevard, facing the beach. Those lots have the beach and the most storm exposure. Lots east of Gulf Boulevard trade on price, lot size, elevation and any water access. We compare each home only with sales on the same side and in the same town.

The 50% rule in each town

Redington Beach. The town’s appeal options page explains that substantial damage assessments after the 2024 storms were made by a county-provided contractor, and that substantial improvement reviews by the Building Official use 50% of structure value. Owners can appeal to the Building Official, then to a Special Magistrate or in circuit court.

Madeira Beach. The city’s Substantial Damage Quick Guide applies the same 50% test, and the city posted substantial damage determination letters by address after the 2024 storms.

In 2025 the Legislature passed SB 180, now section 163.31795, Florida Statutes, which bars local governments in the National Flood Insurance Program from adopting or enforcing any cumulative substantial improvement period. Confirm current practice with the town or city before you budget a renovation.

Storm history and seller disclosure

Buyers will ask what happened to your Lone Palm Beach home in 2024 and what was done about it.
