What Is My North Madeira Shores Home Worth?
Updated October 2026. In North Madeira Shores, value comes down to the canal lot, the dock or slip, the building type and how high it sits. With homes from the 1950s next to newer ones, condition varies a lot. Request a free written valuation and we will show you where your home fits.
We are John and Nicole Kavaliauskas, licensed Florida Realtors with LoKation Real Estate. North Madeira Shores is a neighborhood of the City of Madeira Beach, so city flood and permit rules apply. For the neighborhood itself, see our North Madeira Shores guide.
What drives home value in North Madeira Shores
Canal lot and slip
Listings describe saltwater canal frontage and deeded slips (listing). Buyers compare depth, the route to the Intracoastal and the condition of the seawall and dock. Our seawall and dock inspection guide lists what to look for.
Single-family or duplex
County parcel data shows about 31 duplexes and small multifamily buildings among the single-family homes.
Age and elevation
Original 1950s homes and rebuilt or elevated homes appeal to different buyers and insure differently.
The 50% rule and what it means for a North Madeira Shores home
The City of Madeira Beach applies the rule through its own building department. Its Substantial Damage Quick Guide states the test: if the cost to repair is 50% or more of the structure market value, the structure is substantially damaged and must be brought up to current floodplain standards, which can mean elevating or replacing it. After the 2024 storms the city posted substantial damage determination letters by address.
In 2025 the Legislature passed SB 180, now section 163.31795, Florida Statutes, which bars local governments in the National Flood Insurance Program from adopting or enforcing any cumulative substantial improvement period. Confirm current practice with the city before you budget a renovation. Our 50% rule guide for sellers covers how this affects a sale.
Storm history and seller disclosure
Buyers will ask what happened to your North Madeira Shores home in 2024 and what was done about it. Florida requires residential sellers to complete a flood disclosure at or before contract under section 689.302, Florida Statutes, covering known flood damage during your ownership, flood insurance claims and federal assistance such as FEMA aid. If the home was damaged, see selling a storm-damaged home in Pinellas.

What is my North Madeira Shores home worth?
It depends on the canal lot and slip, home type, elevation and flood zone, storm repairs and permit status. We build a written valuation by hand from sold, pending, active and expired listings that match those factors.
Does the city use the FEMA 50 percent rule?
Yes. If repairs or improvements cost 50% or more of the structure market value, the building must meet current floodplain rules. State law now bars cumulative lookback periods. Confirm current practice with the city.
Do I have to disclose hurricane flooding when I sell?
Yes. Section 689.302, Florida Statutes, requires residential sellers to disclose known flood damage, flood insurance claims and federal flood assistance at or before signing the contract.
