What Is My Bay Point Estates Home Worth?
Updated October 2026. In Bay Point Estates, value follows the water: frontage, depth and route to open water, the dock and lift, and how high the house sits. A rebuilt bay-front home and an original canal home are different sales. Request a free written valuation and we will show you where your home fits.
We are John and Nicole Kavaliauskas, licensed Florida Realtors with LoKation Real Estate. Bay Point Estates is a neighborhood of the City of Madeira Beach, so city flood and permit rules apply. For the neighborhood itself, see our Bay Point Estates guide.
What drives home value in Bay Point Estates
Frontage, depth and route
Local agents describe deep-water canal lots (Florida Neighborhood Realty), and one listing reports a wet slip that has held a 63-foot boat (listing). Depth, route and bridge clearance decide which boats a lot can serve, and buyers price that in.
Dock, lift and seawall
A permitted dock and lift and a sound seawall support value. Our seawall and dock inspection guide lists what to look for.
Elevation and repairs
Elevation, flood zone and permitted repairs since 2024 drive insurance cost and buyer confidence.
The 50% rule and what it means for a Bay Point Estates home
The City of Madeira Beach applies the rule through its own building department. Its Substantial Damage Quick Guide states the test: if the cost to repair is 50% or more of the structure market value, the structure is substantially damaged and must be brought up to current floodplain standards, which can mean elevating or replacing it. After the 2024 storms the city posted substantial damage determination letters by address.
In 2025 the Legislature passed SB 180, now section 163.31795, Florida Statutes, which bars local governments in the National Flood Insurance Program from adopting or enforcing any cumulative substantial improvement period. Confirm current practice with the city before you budget a renovation. Our 50% rule guide for sellers covers how this affects a sale.
Storm history and seller disclosure
Buyers will ask what happened to your Bay Point Estates home in 2024 and what was done about it. Florida requires residential sellers to complete a flood disclosure at or before contract under section 689.302, Florida Statutes, covering known flood damage during your ownership, flood insurance claims and federal assistance such as FEMA aid. If the home was damaged, see selling a storm-damaged home in Pinellas.

How Team Beachside builds a valuation
We prepare each valuation by hand, not with an automated estimate.
- Sold listings in Bay Point Estates and nearby Madeira Beach waterfront streets that match your frontage, depth, elevation and condition.
- Pending listings that show what buyers are committing to now.
- Active listings your buyers will compare you against.
- Expired and withdrawn listings that show which prices and conditions buyers passed on.
- Adjustments for water frontage, elevation, storm repairs and permits, renovation level, lot size and boat access.
You receive a written price range, the reasoning behind each comparable, and a list price strategy. If your home was listed before and did not sell, read why homes do not sell.

What is my Bay Point Estates home worth?
It depends on frontage, water depth and route, dock and seawall condition, elevation and flood zone, and storm repairs. We build a written valuation by hand from sold, pending, active and expired listings that match those factors.
Does the city use the FEMA 50 percent rule?
Yes. If repairs or improvements cost 50% or more of the structure market value, the building must meet current floodplain rules. State law now bars cumulative lookback periods. Confirm current practice with the city.
Do I have to disclose hurricane flooding when I sell?
Yes. Section 689.302, Florida Statutes, requires residential sellers to disclose known flood damage, flood insurance claims and federal flood assistance at or before signing the contract.
