Coney Island, Treasure Island: Neighborhood Guide

Coney Island is a small, mixed neighborhood of Treasure Island along Lagoon Lane, Sunshine Lane and the avenues in the 119th to 127th blocks, running out to Gulf Boulevard. It combines single-family homes, duplexes and small multifamily buildings with Gulf Boulevard motels, close to John’s Pass.

Where Coney Island is
Pinellas County parcel data places Coney Island parcels on Gulf Boulevard, Lagoon Lane, Sunshine Lane, First Street West, Kingfish Drive and 119th through 127th Avenues, all with Treasure Island addresses. A recent listing on Lagoon Lane describes a public dock outside the door for fishing, paddleboarding or kayaking, a five-minute walk to the beach, and John’s Pass Village less than a mile away (listing).
Some listings label homes here Isle of Capri; county records file them under the Coney Island plat.
What county records show
The county records Coney Island and its first addition, with replats, as about 158 parcels: 92 coded as single-family homes, 47 as duplexes or other small multifamily buildings, and 14 as hotels or motels, mostly along Gulf Boulevard. Recent listings show the age range: a 1978 half duplex on Lagoon Lane and a three-unit building on Sunshine Lane built in 1940 (listing).
Water and boating
Homes on the lagoon side can have water access, and a public dock is nearby according to one listing. For any waterfront lot, confirm depth, dock permits and seawall condition. Our seawall and dock inspection guide lists what to look for.
Flood zones, elevation and the 2024 storms
Hurricane Helene pushed a major surge into Pinellas County in September 2024; the National Hurricane Center Helene report lists water levels of 7.26 feet above mean higher high water at Madeira Beach. Hurricane Milton followed two weeks later. For any Coney Island address, look up the zone on the FEMA Flood Map Service Center, check for an elevation certificate on the Pinellas County elevation certificate map, and ask whether the city made a substantial damage determination. Rental rules
Treasure Island regulates short-term rentals by zoning district, per its short-term rental information page. Tourist dwellings are not permitted in the RU-75 single-family district, where more than two changes of occupancy in 12 months counts as a tourist dwelling, or in the RM-15 multi-family district. They are permitted in the CG, RFM-30, RFH-50 and PR-MU districts. Permitted rentals also need a state license, a city business tax receipt and tourist tax collection. Before you buy in Coney Island
- Confirm the recorded subdivision and lot on the Pinellas County Property Appraiser record
- Get the flood zone, elevation certificate and current flood policy
- Ask for permits, invoices and any substantial damage letter for work since 2024
- For a waterfront lot, inspect the seawall and dock and confirm water depth and the route to open water
- Get flood and wind insurance quotes early in the inspection period
- Check the zoning if rental income matters to you
- If you are buying for rental income, confirm the zoning district first; it varies within the neighborhood

Is Coney Island the same as Isle of Capri?
Some listings use the label Isle of Capri for homes here, but Pinellas County records file them under the Coney Island plat. The nearby Capri Isle neighborhood is a separate plat along Capri Boulevard.
Can I rent a Coney Island property for short stays?
It depends on the zoning district. One listing on Sunshine Lane says the parcel is in the RFH-50 district, where Treasure Island permits tourist dwellings; the RU-75 single-family district does not. Check the zoning for the specific lot.
